The residential atmosphere will be retained. Ms. Betty Howie and Mr. Favoright also spoke for this request. As you may know, Circle Security Systems, Inc. is located across the street from City Hall at 7340 S.W. 61st Court. Circle Security Systems purchased the property in January of 1984. At that time, the property was very run down and Circle Security undertook extensive and expensive renova- tions, enhancing the neighborhood, and maximizing the usable space within the existing structure. As Circle has grown, the existing structure is no longer able to house its employees and meet its other business needs. In order to accomodate its expanded staff and equipment, Circle needs to add to the existing one -story CBS structure, as set forth on the site plan filed herewith. Basically, the addition would simply follow the building's existing set -backs on the north and south property lines and convert the existing L -shape structure into a rectangle. In order to accomplish this Cirle' requests a variance from the city's zoning ordinance, to allow it to continue its side set -backs of 7.39 feet on the South and 8.5 feet on the North (so that the addition would simply continue the existing building structure lines, as indicated on the site plan) where 15 feet is required. Neither the front nor the rear set backs would be involved. As Circle Security Systems, Inc. has grown, it has leased additional parking spaces from the City of South Miami, and even sought to buy surrounding property for the purpose of establishing more on site parking.' Circle does not have available any more space for additional on site parking. It remains, however, willing to lease more spaces from the City, for such term as the City may deem appropriate. Unless the City grants the requested variances, Circle Security will be under an extreme hardship. Circle, there - fore, respectfully requests that the City of South Miami consider its variance application filed herewith and allow it a variance for the side set -backs and a "variance which would 'enable Circle to have 4 parking spaces where 11 would otherwise be required. Filed herewith, in accordance with the City's variance pro- cedure', is Circle's application, the required survey, site plan, and application fee in the amount of $325.00.
