A PROPOSED MIXED USE DEVELOPMENT PROJECT SPONSORED
JOINTLY BY HOMETOWN STATION LTD. 'AND MIAMI DADE COUNTY
CONSISTING OF THREE COMPONENTS TO CONSTRUCT
RESIDENTIAL. OFFICE AND RETAIL ADDITIONS TO THE SOUTH
MIAMI METRORAIL STATION; THE DEVELOPMENT STANDARDS AND
MIXED USE DEVELOPMENT PROGRAM WAS APPROVED BY THE CITY
OF SOUTH MIAMI BY RESOLUTION NO. 62702 -11411 ADOPTED ON
MAY 7, 2002.
b) EVALUATION AND APPRAISAL REPORT INTRODUCTION
THE EVALUATION AND APPRAISAL REPORT (EAR) IS A STATE
MANDATED REVIEW PROCESS USED TO UPDATE A LOCAL
GOVERNMENT'S COMPREHENSIVE PLAN AND MAY RESULT IN
PROPOSED CHANGES TO THE COMPREHENSIVE PLAN. THE EAR IS
AN OPPORTUNITY FOR THE LOCAL JURISDICTION TO IDENTIFY
MAJOR DEVELOPMENT ORIENTED ISSUES, (LAND USE, ZONING,
DENSITY, HEIGHT OF BUILDINGS, CONCURRENCY STANDARDS,
CAPITAL PROJECTS) . AND ASSESS IF CHANGES ARE NEEDED TO
THE CURRENT COMPREHENSIVE PLAN. THESE CHANGES WILL
AFFECT THE DEVELOPMENT AND QUALITY OF LIFE IN ALL OF
CITY COMMISSION

THE CITY'S RESIDENTIAL AND COMMERCIAL AREAS. IT IS
IMPORTANT THAT PROPERTY OWNERS, RESIDENTS, AND BUSINESS
PERSONS PARTICIPATE WITH THE CITY IN AMENDING AND
UPDATING THE COMPREHENSIVE PLAN. THE CITY OF SOUTH
MIAMI IS SCHEDULED TO COMPLETE THE EAR BY SEPTEMBER
2005.
