5837 SUNSET DRIVE, PROVIDING AN EFFECTIVE DATE.
APPLICANT'S REQUEST
The applicant, Yana Massoud of 305 Advertising, Inc., is requesting a Certificate of
Appropriateness for the installation of restaurant signage on a designated historic site at 5837
Sunset Drive (Shelley Building). The Land Development Code requires that a "Certificate of
Appropriateness," be approved for any building permits affecting the exterior (renovation, repair,
painting, demolition or landscaping). The approval process requires review by the Historic
Preservation Board and a public hearing by the City Commission. The Commission may approve,
deny, approve in modified form, or defer a COA application.
APPLICANT'S PROPOSAL
The applicant is proposing to replace two wall signs noticing the name of a new restaurant which
will be opening at 5837 Sunset Drive. The signs on both walls will actually be script- writing of
the restaurant name, "A1ta'Cocina" in brown and a smaller word "Restaurant" in black. The sign
will be made of half inch PVC letters mounted on the concrete wall. The lettering will be non -
illuminated. The two signs are as follows:

HISTORIC BOARD ACTION
The Historic Preservation Board reviewed the applicant's proposed signage at its August 27, 2007
meeting. The Board then adopted a motion by a vote of 3 ayes 1 nay recommending approval.
RECOMMENDATION
It is recommended that the Commission approve the "Certificate of Appropriateness" for the
restaurant signage at 5837 Sunset Drive.

WHEREAS, applicant, Yana Massoud of 305 Advertising Inc., submitted Historic
Preservation Board Application No. HPB -07 -010, requesting a Certificate of Appropriateness to
allow for the placement of restaurant signage on the Shelly Building, a designated historic
property located at 5837 Sunset Drive; and
WHEREAS, pursuant to Section 20- 5.19(E) of the Land Development Code, a
"Certificate of Appropriateness," is required for applications affecting the exterior (renovation,
repair, painting, signage, demolition or landscaping) of properties designated historic; and
WHEREAS, Section 20- 5.19(E)(3) of the South Miami Land Development Code
requires the City Commission to conduct a public hearing on certificates of appropriateness and
to approve, deny, approve in modified form, or defer a subject application; and
WHEREAS, the Historic Preservation Board at its August 27, 2007 meeting adopted a
motion by a vote of 3 ayes 1 nay recommending approval of the subject application for the
placement of restaurant signage on -the Shelly Building, located at 5837 Sunset Drive; and
WHEREAS, the Mayor and City Commission of the City of South Miami desire to
accept the recommendation of the Historic Preservation Board.
NOW, THEREFORE, BE IT RESOLVED BY THE MAYOR AND CITY
COMMISSION OF THE CITY OF SOUTH MIAMI, FLORIDA THAT:
Section 1. Historic Preservation Board Application No. HPB -07 -0010 requesting a Certificate
of Appropriateness to allow for the allow for the placement of restaurant signage on the Shelly
Building, a designated historic property located at 5837 Sunset Drive is hereby approved as
shown on the graphics attached to this resolution.
Section 2. This resolution shall be effective immediately after the adoption hereof.

Action: Ms. Clyatt, Chair called the meeting to order at 3:37 p.m.
II. Roll Call
Roll call was performed. Board members present constituting a quorum: Ms. Clyatt, Ms. Lahiff,
Ms. Dison, and Mr. Kurtzman. Board members absent: Ms. Shelley, Mr. Charles Ruiz de
Castilla, and Mr. LaMonica.
City staff present: Julian Perez (Planning Director), Sanford A. Youkilis (Consultant), Lluvia
Resendiz (Administrative Assistant), and Ellen Uguccioni (Preservation Consultant)

Request: Installation of restaurant signage
Mr. Youkilis advised the applicant is proposing to replace two wall signs with script - writing of
the restaurant name, "Alta Cocina" in brown and a. smaller word "Restaurant" in black. The first
wall sign would be 22.8 square feet with PVC letters on the front fagade and the second would be
five square feet PVC letters on the east fagade. Both signs meet the LDC requirements therefore
staff recommended approval.
Mr. Kurtzman stated that in the past the use of painted or engraved wooden signs was
encouraged as opposed to PVC along the fagade of a historic building and that there should be
some continuity.

Ms. Massoud advised the existing sign is an acrylic sign and Mr. Kurtzman stated that these
signs were approved before the Board took certain directions. Ms. Massoud stated that for that
reason they are proposing keeping the historical color and they are trying to use brown colors to
assimilate the wood.
Ms. Clyatt stated that the other three signs are very different and she did not see any continuity
The Board agreed.
Mr. Youkilis indicated that staff at one time suggested that hanging signs under the arcade should
have a common look. The Board agreed, however, it did approve a couple of the hanging signs.
A group of merchants stated they would come before the Board to show a sign plan but never
showed up.
Motion: Ms. Dison moved to approve the Certificate of Appropriateness as presented. Ms.
Lahiff seconded.
Vote: 3 Ayes 1 Nay (Mr. Kurtzman)
