EFFECTIVE DATE.
APPLICANT'S REQUEST
Ms. Rocio Perez of Eduroc Enterprises, Inc. has submitted Application No. HPB -07 -002 to the
Historic Preservation Board requesting a Certificate of Appropriateness for exterior signage for a
designated historic building located at 5904 Sunset Drive which building is part of the Amster
Properties historic site. Pursuant to Section 20- 1.19(E) of the Land Development Code, a
"Certificate of Appropriateness ", is required for applications affecting the exterior (renovation,
repair, painting, demolition or landscaping). The approval process requires review by the Historic
Preservation Board and City Commission. The Commission, after a public hearing may approve,
deny, approve in modified form, or defer a COA application.
HISTORIC BOARD ACTION
The Historic Preservation Board reviewed the application at its February 26, 2007 meeting. At
that time Ms. Perez explained that they will be opening a wine bar and have applied for a sign
permit allowing the establishment to place a sign covering the top front portion over the entrance
of the building which faces US -1. The finishing of the plastic sign will be the matte material with
burgundy lettering. No additional lighting will be placed because the establishment will use the
two sets of lighting that are already on the building. The Historic Preservation Board at its
February 26, 2007 meeting reviewed the applicant's sign installation proposal (see application
graphics) and recommended approval by a vote of 6 ayes 0 nays.
RECOMMENDATION
Approval of a "Certificate of Appropriateness" for the installation of a sign at 5904 Sunset Drive
as shown in the application graphics (Exhibit "A")

WHEREAS, Section 20- 5.19(E)(3) of the South Miami Land Development Code
requires the City Commission to conduct a public hearing on a Certificates of Appropriateness
and to approve, deny, approve in modified form, or defer a subject application; and
WHEREAS, the Historic Preservation Board at its February 26, 2007 meeting adopted a
motion by a 6 ayes 0 nays vote recommending approval of the subject application for signage
installation at 5904 Sunset Drive as shown on the attached Exhibit "A "; and
WHEREAS, the Mayor and City Commission of the City of South Miami desire to
accept the recommendation of the Historic Preservation Board.
NOW, THEREFORE, BE IT RESOLVED BY THE MAYOR AND CITY
COMMISSION OF THE CITY OF SOUTH MIAMI, FLORIDA THAT:
Section 1. Historic Preservation Board Application No. HPB -07 -002 requesting a
Certificate of Appropriateness for exterior signage for a designated historic building
located at 5904 Sunset Drive is approved as shown on the attached Exhibit "A ".
Section 2. This resolution shall be effective immediately after the adoption hereof.

Explanations of categories for Section 2
Maintenance or Repair: The act or process of applying measures to sustain the existing form integrity and
material of a building or structure and the existing form or vegetative cover of a site. It may include initial
stabilization work, where necessary, as well as ongoing maintenance and repair. (Samples of material may be
requested).
Restoration: The process, of accurately recovering the form and details of a property and its setting as it
appeared at a particular period of time by means of the removal of later work or by the replacement of missing earlier
work. All applications for restoration shall include elevations, site and landscape plans (if necessary), and any other
supplementary information that will support the proposed project.
Rehabilitation: The process of returning a property to a state of utility through repair or alteration which makes
possible an efficient contemporary use while preserving those portions or features of the property which are
significant to its historical, architectural, and cultural values. All applications for rehabilitation shall include:
elevations, site and landscape plans (if necessary), and any other supplementary information that will support the
proposed project.
Demolition: The process of destroying or tearing down a building or structure or a part thereof, or the process of
removing or destroying an archaeological site or a part thereof. The applicant(s) shall include a report explaining why
the proposed action should occur. If the action is to occur for reasons of financial hardship, all pertinent financial data
should be included pertaining to the cost of preservation, demolition and new construction. Any other material
pertinent to the application is also encouraged as supplementary information.
New construction: The process of constructing a building or structure that has never existed at that location.
Applications shall include a site plan, elevations, floor plan, and landscaping plan.

Proposed work:
1. A main sign with the name of our business, Bacchus Wine Bar and a glass of
wine in the middle. All enclosed by an arch. (See attached 1).
Measurements: 64 inches length by 48 inches width.
Material: Half inch solid PVC.
Color: Off white background with Burgundy print.
'2. A window sign on the left window facing US -1 measuring 20 inches by 20
inches. This one will have the same sign and will include phone number and Valet
Parking in Rear. It will have the same burgundy color (See attached 2).
The measurements of the window are 67 inches by 69 inches.

II. Roll Call
Roll call was performed. Board members present constituting a quorum: Ms. Clyatt, Ms. Chael,
Ms. Dison, Ms. Shelley, Mr. LaMonica, and Mr. Kurtzman. Board members absent: Mr. Ruiz de
Castilla.
City staff present: Julian Perez (Planning Director), Sanford A. Youkilis (Consultant), and Lluvia
Resendiz (Administrative Assistant).

Applicant /Owner: Eduroc Enterprises, Inc./Robin's Building Enterprises
Location: 5904 Sunset Dr. (Amster Properties Historic Designation)
Request: Signage installation for wine store
Action: Ms. Perez explained that. they will be opening a wine bar and have applied for a sign
permit allowing the establishment to place a sign covering the top front portion over the entrance
of the building which faces US -1 and a small sign on the left side of the front window indicating
available parking in the rear. The finishing of the plastic sign will be the matte material with
burgundy lettering. No additional lighting will be placed, because the establishment will use the
two sets of lighting that are already on the building.
Recommendation: Ms. Chael suggested an oval sign as opposed to an arched one, however Ms.
Rocio Perez expressed the available room will not allow for an oval sign. Mr. Perez was asked by
Mr. Kurtzman if the sign met the department's codes and Planning Director Perez responded
with an affirmative answer.
Motion: Donna Shelley moved to approve the sign installation.
Scott Kurtzman seconded the motion. Vote: 6 ayes 0 nays
