SUBJECT: A RESOLUTION OF THE MAYOR AND CITY COMMISSION OF THE
CITY OF SOUTH MIAMI, FLORIDA RELATING TO THE ISSUANCE OF A
CERTIFICATE OF APPROPRIATENESS PURSUANT TO SECTION 20- 5.19(E)(3) OF

(CROSSROADS BUILDING) ; PROVIDING AN EFFECTIVE DATE.
APPLICANT'S REQUEST
The applicant, Amengual Electric, Inc., is requesting a Certificate of Appropriateness for the
installation of a sign on a designated historic site at 5912 Sunset Drive (Crossroads Building).
Pursuant to Section 20- 5.19(E) of the Land Development Code, a "Certificate of
Appropriateness ", is required for applications affecting the exterior (renovation, repair, painting,
signage, demolition or landscaping) of properties designated historic. The recommendation of the
Historic Preservation Board requires approval by the City Commission.
PROPOSED SIGN
The applicant is proposing to replace a new business sign on the awning facing Sunset Drive.
The sign will contain the name of the new business (DK Nails) occupying one of the storefronts
at the first floor of the building. Attached is a photograph of the fagade with proposed signage
superimposed. The sign area is 6' x 10" (720 sq. inches/ 5 sq.ft.) which is equal to the maximum
permitted size of a sign on an awning (5 sq.ft.).
The sign will have direct electrical illumination using channel lettering. It is very important that
awning signage on this building appear consistent as to location, size and color. During
discussion Board members stressed the importance of signage on the awning being consistent
with the other signs currently on the awning as to location, size and color. It was agreed that the
letter size could be adjusted.
HISTORIC BOARD ACTION
The Historic Preservation Board reviewed the applicant's proposed signage at its July 28, 2008
meeting. The Historic Preservation Board adopted a motion by a vote of 5 ayes 0 nays
recommending approval of the proposed sign with the following conditions:
1. The font, size, and lighting intensity should be consistent with the existing signs;
2. The spacing between the letters should be the same as the other signs.
RECOMMENDATION
It is recommended that the City Commission approve the "Certificate of Appropriateness" to
allow for the proposed signage on a.designated historic site at 5712 Sunset Drive (Crossroads
Buildings) as shown on the applicant's plans marked "Exhibit "A" attached to this resolution and
subject to the conditions recommended by the Historic Preservation Board.

WHEREAS The applicant, Amengual Electric, Inc. has submitted Historic Preservation
Board Application No. HPB -08 -019 requesting approval for the installation of an awning signage on a
designated historic site at 5712 Sunset Drive (Crossroads Building).; and
WHEREAS, pursuant to Section 20- 5.19(E) of the Land Development Code, a "Certificate of
Appropriateness ", is required for applications affecting the exterior (renovation, repair, painting, signage,
demolition or landscaping) of properties designated historic; and
WHEREAS, Section 20- 5.19(E)(3) of the South Miami Land Development Code requires the
City Commission to conduct a public hearing on certificates of appropriateness and to approve, deny,
approve in modified form, or defer a subject application; and
WHEREAS, the Historic Preservation Board at its July 28, 2008 adopted a motion by a vote of
5 ayes 0 nays recommending approval of the requested Certificate of Appropriateness with certain
conditions; and
WHEREAS, the Mayor and City Commission of the City of South Miami desire to accept the
recommendation of the Historic Preservation Board.
.NOW, THEREFORE, BE IT RESOLVED BY THE MAYOR AND CITY
COMMISSION OF THE CITY OF SOUTH MIAMI, FLORIDA THAT:
Section 1. Historic Preservation Board Application No. HPB -08 -019 requesting a Certificate
of Appropriateness which will allow for the installation of new sign on an awning on a designated
historic site at 5712 Sunset Drive (Crossroads Buildings). is approved as shown on the applicant's plans
marked "Exhibit "A" attached to this resolution subject to the following conditions:
1. The font, size, and lighting intensity should be consistent with the existing signs;
2. The spacing between the letters should be the same as the other signs.
Section 2. This resolution shall be effective immediately after the adoption hereof.

APPLICANT'S REQUEST
The applicant is requesting a Certificate of Appropriateness for the installation of a wall sign on a
designated historic site at 5912 Sunset Drive (Crossroads Building)). The recommendation of the Historic
Preservation Board will be transmitted to the City Commission for final approval.
PROPOSED SIGNAGE
The applicant is proposing to replace a new business sign on the awning facing Sunset Drive. The sign
will contain the name of the new business (DK Nails) occupying one of the storefronts at the first floor of
the building. Attached is a photograph of the fagade with proposed signage superimposed. The sign area
is 6' x 10" (720 sq. inches/ 5 sq.ft.) which is equal to the maximum permitted size of a sign on an awning
(5 sq.ft.). The LDC regulation governing awning signs reads as follows:
One (1) A H NING SIGN per each awning is permitted, not to exceed five (i) square feel in area
for every ten (10) linear feet of awning, on the vertical edge of an awning, where no individual
character stay exceed six (6) inches in height; additionally, one (1) company logo is permitted
per separate awning, not to exceed 50% of the vertical height of the awnini structure.
The sign will have direct electrical illumination using channel lettering. The proposed lettering exceeds
the permitted maximum size of 6 inches. It is very important that awning signage on this building appear
consistent as to location, size and color. The applicant's proposal should be revised as to color (light
Blue) and height of lettering to be consistent with the other signs currently on the awning.
RECOMMENDATION
Staff recommends that the request to place this sign be approved with the condition that sign color and
lettering size be revised as set forth above.

Action: Mr. Youkilis advised that the applicant is requesting a Certificate of Appropriateness for the
installation of a wall sign on a designated historic site at 5912 Sunset Drive (Crossroads Building)). The
applicant will install an awning sign which will contain the name "DK Nails." The sign area is 5 square
feet which is equal to the maximum permitted size of a sign on an awning. The sign will have electrical
illumination. The proposed lettering measures 10" and exceeds the maximum size of 6 "permitted on an
awning. The applicant's proposal should be revised to change the color (light Blue) to match the white
letters of other business names currently on the awning. The applicant should also adjust the letter height
to be consistent with the other signs currently on the awning. Staff recommended that the request to
place the sign be approved with the condition that sign color and lettering size be revised as set forth
above.
The applicant, Mr. Masella, replied that although the letters might appear blue due to the finish of the
photograph the existing businesses have white and he too is proposing white letters. He indicated that the
sign may seem out of proportion when compared to the other signs on the awnings but it was due to the
fact that the sign he is proposing will have less letters. The letters, however, are the same size, font, and
color. The other signs have a total of 10" in height and for that manner his sign is consistent with existing
signs. Mr. Hochstim expressed that the fonts looks different and requested that it be the same.
