On July 29th, 2008, I toured the Red Road Commons construction site with Victor J.
Citarella P.E. Building Department Director, Sandy Youkilis. AICP Planning Consultant,
Lourdes Cabrera - Hernandez Project Planner, and James McCants CRA Community
Outreach Coordinator. We met with the general contractor's superintendent Dennis Jardine
at the construction site. The purpose of the visit was to ascertain that the project was being
constructed at the proposed heights detailed in the construction documents on file with the
Buildings Department. These plans were reviewed by planning staff the Environmental
Review & Preservation Board, and approved by the City Commission. A signed
Development Agreement dated March 29d`, 2007 is on file which also guides the
construction of the project.
The subject property is located at the city's boundary limits, west of SW 57 Avenue (Red
Road) and City of Coral Gables on the east. The site is bordered by four different zoning
districts which include Low Density Multi - Family (RM -18), Single Family Residential
(RS -4) to the north, Transit Oriented Development District—Light Industrial-4 (TODD LI-
4) to the south, and Public/Institutional (PI) to the west. The design consists of three, four
and five story buildings with apartment units, office, retail space, parking garage,
swimming pool, a gazebo and landscape areas throughout the site.
The buildings which have been constructed to date include:
e The buildings facing the SW 66 Street corridor: Building "A" (three - stories), these
are directly across the street from the RS -4 district;
• Building "D" (four - stories), an entry plaza, and the landscape area will also be
constructed adjacent to this building. These buildings are located across the street
from the RM -18 district.
• The buildings facing the SW 57 Avenue (Red Road) corridor: Building "E" (four
stories), Building "D" (four stories) with retail and colonnade
• The parking structure (five stories) which is adjacent to the existing Florida Power
and Light facility (PI zoning district) has also been constructed.
The balance of the buildings to be constructed includes:
• The buildings facing SW 68 Street corridor: Building "C" (five stories), abutting
zoning district TODD -LI4
• The buildings facing the interior of the development: Building `B" (five stories)
with swimming pool located at the rear of the building. A gazebo is to be located
between Building "C" and `B ".
During the site visit Staff found nothing to indicate that the project's height has'
deviated from the construction documents on file and what was recommended to and
approved by the City Commission.
