A RESOLUTION OF THE MAYOR AND CITY COMMISSION OF THE CITY OF SOUTH MIAMI DIRECTING THE LOCAL PLANNING AGENCY (PLANNING BOARD) AND THE PLANNING AND ZONING DEPARTMENT TO INCLUDE IN THE 2010 -2012 COMPREHENSIVE PLAN EVALUATION AND APPRAISAL REPORT A PROPOSED AMENDMENT TO THE COMPREHENSIVE PLAN CREATING A NEW FUTURE LAND USE MAP CATEGORY ENTITLED "MULTIPLE- FAMILY RESIDENTIAL (TWO STORY)" AND A CHANGE IN THE FUTURE LAND. USE CATEGORY FROM MULTIPLE - FAMILY RESIDENTIAL (FOUR - STORY) TO MULTIPLE- FAMILY RESIDENTIAL (TWO STORY) FOR .PROPERTIES LOCATED AT 6404 AND. 6504 SW 57 AVENUE; PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, the Future Land Use Map (FLUM) of the Comprehensive Plan . contains a category entitled "Multiple- Family Residential (Four Story)" which permits multiple family residential buildings with a 24 units per acre density and sets forth a four story maximum height limit for buildings; and WHEREAS, there is concern that this Future Land Use Category has been applied to areas abutting single - family homes which areas have high potential for redevelopment; and WHEREAS, a solution to this concern would be to create a new Future Land Use Map category entitled "Multiple - Family Residential (Two Story)" which would be limited to two stories in height and a reduced number of units per acre; and WHEREAS, pursuant to Florida State Statues all local governments must begin the preparation of the 2010 -2012 Evaluation and Appraisal Report which is a complete analysis and update of the Comprehensive Plan and includes recommended amendments to the document text and to the Future Land Use Map; and WHEREAS, the Planning and Zoning Department and the Local Planning Agency (Planning Board) are responsible for preparing the new 2010 -2012 Evaluation and Appraisal Report and should include in the 2010 -2012 Comprehensive Plan Evaluation and Appraisal Report recommendations creating a new Future Land Use Map category entitled "Multiple- Family Residential (Two Story)" which would be limited to two stories in height and a reduced number of units per, acre; and WHEREAS, in 1997 the future land use category entitled. "Multiple - Family Residential (Four Story)" was applied to a low density two story residential complex at. 6404 and 6504 SW 57th Avenue, which category is not appropriate due to the location of the complex abutting single family homes and therefore a change to the new category "Multiple- Family Residential (Two Story)" should be implemented. 1 2. 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 35 36 37 38. 39 40 41 42 43 44 45 46 2 NOW THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF SOUTH MIAMI, FLORIDA: Section 1. The Planning and Zoning Department and the Local Planning Agency (Planning Board) are hereby directed to include in the 2010 -2012 Comprehensive Plan Evaluation and Appraisal Report recommendations creating a new Future Land Use Map category entitled "Multiple- Family Residential (Two Story)" which would be limited to two stories in height and a reduced number of units per acre. Section 2. The Planning and Zoning Department and the Local Planning Agency (Planning Board) are hereby directed to include in the 2010 -2012 Comprehensive Plan Evaluation and Appraisal Report a recommendation changing the current land use category on a low density two story residential complex at 6404 and 6504 SW 57t1i Avenue to the new "Multiple - Family Residential (Two Story)" land use category. Section 3. This resolution shall be effective-immediately upon being approved.
