Citarella, Director, Building Date: September 15, 200 Subject: Construction status of 'Office Building' being developed by Oxford Universal at 5966 South Dixie Highway Building Permit number 08 -40 was issued on November 20, 2008 for the construction of the subject facility to property owner, 84 Development Corporation, and contractor, Oxford Universal Corporation. The permit is currently active and in good standing. There are no guidelines in the Florida Building Code, under which the permit was issued, requiring that it be cancelled or closed at this time. Construction activities were started at the time the permit was issued, and then interrupted during early 2009.. The construction site covered by this permit is enclosed with a proper construction fence and no construction equipment or materials located within the fence. There is however, a construction crane located in the right -of -way adjacent to the property which is covered by a separate permit from our Public Works Department, which is also properly barricaded. A separate report from the Director of the Public Works Department addresses the construction crane issue. The Honorable Mayor and Members of the City Commission Page 2 According to an informal statement obtained from the developer, construction was placed on -hold as a result of a failure to close on the sale of an entire floor of the building at the time when it was being marketed as a condo office complex. Financing by the bank was placed on hold until new business opportunities could be obtained. Since then, the developer has reapplied for the continuation of the construction loan on the basis of the facility being marketed as a "leasing" office building rather than a condo office complex. The developer is anticipating approval of his request within 60 to 90 days subject to nation -wide market conditions in the construction industry, at which time he plans to reactivate the construction activities.
