APPLICANT'S REQUEST:
The applicant is requesting approval for the installation of a new physical barrier located
at the above referenced location, which is in the TODD-PI zoning district.
STAFF ANALYSIS:
Located in the rear of the subject property and visible from SW 61 Court, the applicant
is proposing to upgrade the existing pump station equipment. Pursuant to Section 20-
3.6(Q)(2) of the Land Development Code states the following pertaining to screening
and soundproofing of exterior heating, ventilating, air conditioning equipment, and other
mechanical equipment:
(2) Air-cooled condensing (excluding window and wall units), and/or compressor equip-
ment, water cooling towers, liquid propane gas tanks, irrigation pumps, pool equip-
ment,and any other similar mechanical or service equipment or apparatus installed or
replaced on the ground or on a building(other than on its roof)'shall be screened from
view, at ground level outside the subject property, by the use of landscaping or such
other screening device as shall be approved by the environmental review and
preservation board. The requirement of approval by the environmental review and
preservation board shall not apply to replacement equipment if existing screening is in
place and found sufficient by the Planning Director.
As per the attached plans, the applicant is proposing to install a new six (6) foot high
chain link fence around the renovated station without any screening. As stated above,
the Environmental Review and Preservation Board shall approve landscaping or such
other devices that shall screen the equipment from view.

It is important to note that on previous applications, the Board has suggested that
I ermanent physical barriers be aesthetically appealing. Therefore, it is recommended
that a different type of physical barrier be installed that also includes native landscaping
as a part of a permanent buffer for the proposed project within the green lawn area of
the site. Therefore, staff recommends that the physical barrier be redesigned so that it is
aesthetically appealing and complies with the Land Development Code.
RECOMMENDATION: Approved with the following conditions:
1. Must comply with Section 20-3.6(Q)(2) of the Land Development Code;
2. Redesign the physical barrier with a different fence type that includes native
landscaping as a part of a permanent buffer for the proposed project within
the green lawn area of the site; and
3. Any comments and/or suggestions from the Board.
