I would like to know if it is possible to apply for an Administrative"nonuse waiver" approval (as
allowed under the Land Development code Section 20-5.10 (A)(2)) or for a Variance (as allowed
under the land Development Code Section 20-5.9 (G) (7) in order to waive/modify parking
requirements (Specifically Code Section 20-4.4 Off street parking requirements (E)(8)). .
We would require said waiver/variance to be able to design a Project for the above referenced
parcel that would serve the functional needs of my client (An Orthodontic practice that has been
providing needed services to citizens in South Miami for many years and now needs to expand to
provide adequate services and stay within the South Miami area). I would also like to design a
quality Project that will have a positive impact on the area. We want to develop a Project that the
City of South Miami wants. A Project that will be a win, win situation for everyone involved.
As an ex-member (ex-chairman) of the City of South Miami's Planning&Zoning Board I truly
believe that this is a Project that the Architectural Board, the Planning Board, and the City
Commission would embrace and support. We just need the opportunity to present it.
