X-Zone APPLICANT'S REQUEST: The applicant is requesting approval for the exterior renovation for the above referenced location. STAFF ANALYSIS: Previously occupied by a physical therapist office, the applicant's intent is to upgrade the existing exterior facades of the building in order to accommodate the new tenant. The applicant is proposing to demolish the existing door and frame system as well as two (2) windows on the north side of the building. The applicant is also proposing to remove the existing door, sidelight and frames on the south side of the building.Once removed, the applicant will install two new storefront and door systems on the north side of the building as well as a new office entry storefront on the south side of the building. In addition to the new office entrance, the applicant is also proposing to replace the existing door and frame systems with new exterior storefront systems. Please refer to the Door Schedule on sheet A-2 for information pertaining to color and material finishes. Also, as per the attached Elevations, the building will be repainted to match the existing color. Last, the applicant is proposing to replace the existing ceramic tile on the five (5) foot walkway with a slip resistant finish tile. This work will be performed on the walkways located on both the north and south sides of the building. RECOMMENDATION: Approval with the following conditions: 1. Signage will require a separate application to the ERPB for review; 2. If a different exterior paint color is used, then it must first be approved by the ERPB prior to painting; and 3. Any comments and/or suggestions from the Board. The site plan for this medical office development was reviewed by the Board in 1957 and approved as presented with a variance to the parking dimension requirements. The structure was permitted and constructed, licensed as a medical office, and has been in continuous operation as medical:office since its construction. The "current" code requirement for parking requires twenty(20)parking spaces for the medical uses. The site has only fifteen-(15) spaces, which is the number of spaces that has historically existed on this site. Given the fact that the use of this property has not changed since its construction, it is my interpretation that it is grandfathered and can continue operate with its current-parking configuration without the addition of more spaces or the purchase of city spaces,provided size or use of the structure does not change.
