This property is on the north side of the Florida East Coast railroad tracks, and parrell to U. S. No. 1.(Plot plan of property attached to application). Larch 30, 1958, the planning committee met and viewed several locations that had come up for discussion before the board. Present were Mr. Corsiglia and Mr. Foster. On the Baptist Church Property: The committee has a recomendation and two alternate plans for access in this area. The committee recomends that Sid 61st Court be extended south across the_ railroad right of way to South Dixie highway. This is by far the most advantageous plan to both the church and the city. This would provide public access to the east side of the church property. It would open a dead end street with a straight extention and oneinterseetion with limited turning. In the event that the above plan can not be put into effect the committee offers an alternate plan. In this alternate plan it is recomended that a road (SW 73rd Terrace?) be out through from 61st Ct to 62nd Ave using the north 25 feet of lots 6 and 22 of Poinciana Park. This street width is conditionally set at 25 feet ; Condition J1 That a test is conducted with the South Miami Fire Dept equipment to make certain that this would provide adequate access. Condition #2 That there be no parking or standing of motor vehicles in this area 24 hrs a day 7 days a week. Condition §3 That in the event lot 7 and or lot 21 of this subdivision are rezoned to commercial type zoning that a dedication of 25 feet on the south of lots 7 and 21 be obtained to widen this street to 50 feet. This alternate plan would require the dedication of approximately3750 sq. ft. of the church property. Traffic wise this alternate plan would create one "T" shaped intersection, open one dead end street through a right angle turn and create a half street. It would provide access to the north side of the church property and abuffer between the church use and the property to the north. A second alternate is offered that might be considered if the original and first alternate are not acceptable . This plan is to cut a road through the southeast edge of lots 1 and 26 of this subdivision PAGE .1 PAGE, 2 Future acquisition -of additional , adjacent property for f' right of way is not likely so the road would have to be cat at a width that is adequate for some time to come . A road of 25 feet width. would require approximatly 60125 sq. ft. If the width were 50 feet , 16,250 sq. ft. of the church property would be required. Trafic wise this plan would create one intersection with traffic control problems at a point on 62nd Ave. just north of the FEC crossing. It would open up a dead end ' street through a 45 degree turn. This plan would give access to the church property from the South and the East. S � 4P_ . On the 613th St.-57th Ave . corner: The committee feels that the zoned set-back should be adhered to. On the Jackmil subdivision: The committee feels that an ordinance should be introduced requiring the subdivider to show all 'broperty lines and exist- ing buildings on adjacent properties. The committee also feels that there may be a drainage problem at this subdivision and recomends that the drainage committee study this situation.
