APPLICANT'S REQUEST:
The applicant is requesting approval for the exterior renovation for the above referenced
location.
STAFF ANALYSIS:
The applicant is proposing to create a new nursery in the existing east tower of South
Miami Hospital by renovating a portion of the third floor. These renovations include
changes to the exterior of the east tower that involve the removal of three (3) existing
window and frame systems, and one (1) existing door frame and hardware. Once
removed, new stucco will be placed in the areas and finished. Last, the newly renovated
areas will be painted to match the existing exterior areas of the building. It is important
to note that even though the windows will be removed, the eyebrows above the
windows will remain intact.
Because there are no regulations in the Land Development Code that govern this type
of renovation, staff recommends approval with the condition that it the attached set of
construction plans comply with the Florida Building Code.
RECOMMENDATION: Approval with the following conditions:
1. Approval Letter from the owner;
2. The attached set of plans comply with the Florida Building Code; and
3. Signage will require a separate application to the ERPB; and
4. Any comments and/or suggestions from the Board.
