That pursuant to the authority of Article VB. of Chapter 20 of the Code of Ordinances, City of South Miami, Florida: N2 of Lot 6 and all of Lot 7, POINCIANA PARK, according to the Plat thereof, recorded in Plat Book 41 at Page 41 of the Public Records of Dade County, Florida, be and the same hereby is rezoned from RU-1 zoning classifica- tion .to C-1 zoning classification conditioned upon improvements substantially in accordance with the plans submitted. However, I would urge the Planning Board to consider recommending to the City Council a re-zoning of the entire block. This would be consistent with the long-range plan for the subdivision and would eliminate what is presently spot re-zoning. In support of the suggestion I should like to point out to you that the property on which the newly completed South Miami Hospital East is located has already been re-zoned C-1. Property subject to the application is immediately north of this and should be re-zoned. Then there is the property known as the 7211 Building located on the four lots which I believe are numbered 8 through 11. This is presently zoned R-1 with a variance to permit the office use . The lots fronting on Sunset have been re-zoned to permit service station operation, etc. The lots on 61st Court have been re-zoned from residential except for Lot 18 and the South 30 feet of Lot 21 and the North 1/2 of Lot 22 . Please be advised that myself and my partners own Lots 17, 19, 20 and the North 20 feet of Lot 21. We now have a contract to pur- chase Lot 18 from Mr. and Mrs. Bower. We will wish to put this property to business use . This only leaves the property owned by Mr. Bowman -2- February 1, 1971 Mr. Bush located immediately to the north of South Miami Hospital East which will continue to be used for residential purposes only. What I am suggesting was considered but no action came from it at the time I applied for re-zoning of our present properties.
