This property is currently zoned CO and is in an important and viable area of South Miami. It is our clients goal to continue the enchance- ment of this area. In order to achieve this goal we must comply with all zoning regulations applicable to said property. The regulations require a 100.0' frontage and a minimum 10,000 square feet of area. This property has over 93 feet of frontage on the two adjacent streets, S .W. 62nd Ave . to the west and S .W. 61st Ct . to the east. Additionally, the property has 15 ,494.67 square feet of area, substantially over the rea_uired area. In order to expand. the frontage , our client inquired as to prospective sellers of adjacent parcels that could be approached. Our client was informed that there were not any parcels for sale . Hence , the said property is virtually landlocked, and therefore , our client could not consolidate enough property to increase the frontage .
