STAFF ANALYSIS: This proposal is for signage installation and exterior painting for a new tenant by the name of Newton's Law of Fitness. The existing one-story building will accommodate this new tenant at the ground floor. The space will be used as business and professional services / personal skills instruction studio. Pursuant to Section 20-3.3(D) Permitted Use Schedule, Land Development Code, the use is permitted by right in the TODD-MU5 Zoning District. The applicant is proposing to install one (1) sign that will be located on the front fagade of the existing one-story building. Considered to be a flat sign, Section 20-4.3(1)(5) All Other Zoning Districts, of the Land Development Code, provides the following regulations for flat signs: FLAT signs with a total aggregate sign area, not to exceed twenty (20) percent of the area of any building face; for the purposes of sign regulation, there shall be considered to be only four (4) facades to any building; no single sign shall exceed two hundred (200) square feet in area. Direct illumination is permitted. The proposed flat sign will be located on the east elevation above the existing storefront and will consist of two (2) lines of black colored text that will read. "NEWTON'S LAW OF FITNESS." On the first line of text the letters are larger in height, 18 Y2" and on the second line of text the letters are 8 '/z" tall. The non-illuminated sign will be constructed of pvc 7150 SW 62 Avenue ERPB-11-011 presented on February 1, 2011 Signage and Exterior Painting Page 2 of 2 aluminum letters that are raised 1" and mounted to a brushed aluminum background. This overall sign will measure out to be 126.5" long by 36" high, which equals approximately 31.62 square feet, which complies with the maximum allowable by Code of two hundred (200) square feet in area. Also in compliance and within the twenty (20) percent of the area of any building face Secondly, the exterior facades of this one-story building will be painted throughout. The proposed exterior painting consists of one paint color by Sherwin Williams as follows: (A) Exterior paint colors: Sherwin Williams - 6257 "Gibraltar" A color swatch of the proposed is attached for your review. It is staffs observation and clearly visible on the attached photographs, the subject building needs maintenance. Therefore, exterior painting is an upgrade. For additional information pertaining to the proposed, please refer to the attached, property survey, sign sketch, and photographs. Furthermore, the renovations must comply with Florida Building Code (FBC) and the Americans with Disability Act (ADA) requirements RECOMMENDATION: Approval with the following conditions: 1.
