Miami, Florida Request: Awning Installation APPLICANT'S REQUEST: The applicant is requesting approval to install a new awning," located at the above referenced location. STAFF ANALYSIS: The applicant is proposing one awning with no signage to be placed on the existing rear wall of the building, the Larkin Community Hospital. The proposed awning faces SW 61St Court the rear east fagade of the building, refer to the key plan for orientation. The proposed awning is located in the "TODD-MU5" Transit Oriented Development district. Pursuant to Section 20-4.3(5) All other Zoning Districts, of the Land Development Code (LDC), awning is permitted as follows: AWNING: One (1)AWNING SIGN per each awning is permitted, not to exceed rive (5) square feet in area for every ten (10) linear feet of awning, on the vertical edge of an awning, where no individual character may exceed six(6)inches in height; additionally, one (1) company logo is permitted per separate awning, not to exceed 50%of the vertical height of the awning structure. The subject property, Larkin Community Hospital, is a five-story building which fronts SW 62nd Avenue. The emergency faces SW 70th Street and the rear of the property faces SW 61St Court. As the photos indicate the rear of the building provides access to the garbage dumpsters and other daily functions of the hospital. The proposed awning, as indicated on the layout plan and photos, will be attached to the existing concrete block wall above the two double doors. Furthermore, the awning details indicate that the awning will extend past the corner of the building four feet six inches. The proposed awning stretches 43 feet 10 inches wide and extends 10 feet from the rear wall. At this point the building is 20.5 feet away from the rear property line. Pursuant to Sec. 20-8.17 of the Land Development Code, TODD-MU5 zoning district, for a new building design the rear minimum setback of 20 feet is required, existing building is at 20.5 feet minus 10 feet of awning, 10.5 feet away from the rear property line. The proposed color of the fabric is CP 2711 Forest Green. The applicant is seeking final approval from the ERPB. RECOMMENDATION: Approval with"the following conditions: 1. Approval letter from the property owner; and, 2. Any comments and concerns from the Board.
