SUBMISSION GUIDELINES
• All drawings must be specific, complete, accurate, drawn to
scale and labeled
• All drawings and photos must be submitted in triplicate.
• Materials and colors must be specified.
• Shading devices (roof overhangs, awnings, trees, etc. ) on
southern, eastern and western exposures should be utilized.
❑ Cross ventilation in residential structures should be
provided.
❑ Landscape materials, where used, must be clearly specified.
❑ Large, commercial projects should include a model .
NO PERMIT WILL BE ISSUED UNTIL EXPIRATION OF 15-DAY APPEAL PERIOD

INSTRUCTIONS FOR ERPB APPLICANTS
NOTE : All plans for construction that is visible from the public
right-of-way must be approved by the Environmental Review
6 Preservation Board .
1 . Submit:
* one completed ERPB application ;
* twenty- five dollar application fee ;
* three sets of photographs which clearly show the lot or
structure , generally , and the area of construction,
specifically ; PHOTOGRAPHS MUST SHOW THE ENTIRE BUILDING/SITE.
* three sets of accurate plans drawn to scale , which show the
proposed construction . Because the ERPB will be revaluating
the aesthetics of your project , include full build'ing _
elevations that show as much detail as possible . All
colors and materials should be noted . All plans must
include a site plan . Plans for new structures and fences
must include a recent survey .
2 . All applications are reviewed for accuracy , completeness and
compliance with South Miami 's Zoning Ordinance . If a problem
is found with your application , you will be notified as soon
as possible . Problems that are not resolved before the
application deadline will result in the exclusion of the
application from the upcoming agenda .
3 . Neither applicants nor their representatives are required to
attend the. ERPB meeting . However , your chances of receiving
approval are much greater if someone who is able to answer
questions about the project and is authorized to make
corrections and modifications to the plans attends the
meeting . It is recommended that architects and engineers
represent their projects in person.
4 . Approval from the ERPB is not authorization to begin
construction . You must receive a valid building permit after
approval by the ERPB . Applications for building permits for
single family residential projects will be processed and
issued as soon as possible after the ERPB meeting . All other
permit applications must observe a fifteen-day appeal period
before they can be issued . Submit a completed building
permit application when you apply to the ERPB so that your
permit can be issued as quickly as possible . Plans left
without complete building permit applications will be
disposed of sixty (60 ) days after being reviewed by the ERPB .
