Hospital Flood Zone: .....................................................X-Zone (Not in a Flood Zone) APPLICANT'S REQUEST: The applicant is requesting approval for signage that will be placed at the above referenced location, which is in the Transit Oriented Development District Mixed Use — 5 (TODD MU-5) zoning district. STAFF ANALYSIS: The applicant is proposing to install a total of two (2) signs at this time. Considered to be flat signs, Section 20-4.3(1)(5) All Other Zoning Districts, of the Land Development Code, provides the following regulations for flat signs: FLAT signs with a total aggregate sign area, not to exceed twenty (20) percent of the area of any building face; for the purposes of sign regulation, there shall be considered to be only four (4) facades to any building, no single sign shall exceed two hundred (200) square feet in area. Direct illumination is permitted. The first proposed sign will be located above the entrance leading into the existing hospital. The illuminated sign will consist of one line of text that will read "Larkin Community Hospital" in black lettering with the company logo to the left of the text. This sign will measure out to be twenty-four (24) inches high and forty (40) inches long, which equals out to be approximately eighty (80) square feet in area. Based on the information provided by the applicant, this sign does not comply with the regulations listed above for flat signs due to the fact that its sign area exceeds the maximum area of twenty (20) percent (44.6 square feet) allowed for any building face. Therefore, it is the recommendation of staff that this sign be reduced in size in order to comply with the regulations listed in Section 20-4.3(1)(5) of the Land Development Code for flat signs. If the Board should decide to approve this sign as is, it should be noted that the square footage shown on the signage details sheet is incorrect and should be corrected. The illuminated sign will consist of one line of text that will read "Emergency" in red letters. This sign will measure out to be eighteen (18) inches high and fourteen (14) feet long, which equal out to be approximately twenty-one (21) square feet in area. Because this proposed sign complies with the regulations listed above for flat signs, staff recommends approval for this sign. RECOMMENDATION: Approval with the following conditions: 1. The "Larkin Community Hospital Sign" be reduced in order to comply with Section 20-4.3(1)(5) of the Land Development Code for Flat Signs; 2. An approval letter from the owner; and 3. Any comments and/or suggestions from the Board.
