Mr. Bedell specified that the applicant is going to use the same shrub that is existing, but this is not noted. He further commented that the shrubs should be continuous with screening for the equipment. ERPB Mins 4-6-2010 Pg2of3 Mrs. Mark questioned the height of the condensing unit as well as the height of the entire equipment. The applicant responded three (3) feet. Mrs. Mark questioned if the hedge would grown to be three (3) feet. The applicant replied yes. Mr. Bedell commented that the hedge needs to be maintained at six (6) inches above the height of the machinery. Mr. Chandler opened for Public Hearing. STAFF ANALYSIS: As shown on the attached plans, the applicant is proposing to install one (1) new compressor unit. Pursuant to Section 20-3.6(Q)(2) of the Land Development Code, Air-cooled condensing (excluding window and wall units), and/or compressor equipment, water cooling towers, liquid propane gas tanks, irrigation pumps, pool equipment, and other similar mechanical or service equipment or apparatus installed or replaced on the ground or on a building (other than on its roof) shall be screened from view, at ground level outside the subject property, by the use of landscaping or such other screening device as shall be approved by the environmental review & preservation board. The requirement of approval by the environmental review and preservation board shall not apply to replacement equipment if existing screening is in place and found sufficient by the Planning Director. The applicant is proposing to install one (1) new condensing unit that will be located along the northern perimeter of the building, which will be placed against the wall adjacent to an existing equipment room. Currently at this time, both a row of shrubs and palm trees are located along the northern perimeter of the building, the proposed location for the condensing unit.
