that was presented to the Environmental Review and Preservation Board '(ERPB)
on 12-20-88 was approved based on the following conditions:

A fifteen-day appeal period must elapse from this date before a permit
can be issued.
r Have your contractor apply for a building permit now. Do not begin
work until you have received a permit.
The deadline for applications to the ERPB meeting of is
before noon.
Decision of the Environmental Review and Preservation Board can be appealed
to the City Commission by applying in writing to the City Clerk within
fifteen days of that meeting.

Dear Soheila:
Enclosed please find a copy of the site plan and the latest
proposed ground floor plan for the above project.
As you are already aware, we are planning to close the driveway
under the building which leads to 62nd Avenue. We are doing this
for two (2) reasons: First, we feel that the driveway creates a
potentially dangerous situation. The awkward location and
resulting blind spots pose serious problems to both pedestrians
and auto traffic on 62nd Avenue. Therefore, from a liability
standpoint, eliminating the driveway would be in the best
interest of the City, owner, and all involved.
Secondly, eliminating this driveway would enhance the security of
the building by forcing people to travel in and out of one
driveway on 70th Street. Traffic circulation would also be
controlled by a street light at the intersection of 70th Street
and 62nd Avenue.
Closing the driveway will certainly not hurt the City in anyway.
In fact, it will help by creating a safer traffic condition on
62nd Avenue.
Dade County Fire and Pulbic Works have both approved the closing
of the driveway in question. (See enclosed site plan with
initia-led approvals by Fire and Public Works. ) Public Works
requires only 20 feet for a two-way drive. However,, they have
suggested changing the entrance to 24 feet to create a better
turning radius.

Considering these factors, the driveway would be closed only
under the following conditions:
1 ) A "right turn only" sign would be installed at the driveway
at 70th Street.
2) The driveway entrance on 70th Street would be enlarged to 24
feet in width.
3) Any additional City or County code requirements that become
necessary would be incorporated into the design.
