After viewing your proposed zoning lat mailed recently, I would like the following comments °TX S. W. 59th Place your are proposing to change the zoning on the east side form C-2 to C-l.Even though your alreddy have both on the eastside and the westside several business that will not conform to the C-2 let alone the C-1 classification. It would seem to me that the line for the C-2 Classification should be extenddd westward to include the properties on the west side of 59th place. Surely if we can still build gas station on our new and beautiful Sunset drive, and put milk dispenser next to our Library, we can allow second class comeri&I business on 59th Place. I am in favor of upgrading our commericial property, but lets draw the line were you can hold it, without half and half zoning. I offer these comments without necessarily having any personal motive in mind, I have a sincer interest in this area and want to see progress. At the same time I wish for it to remain attractive to new business. This study was prompted by the number of applications filed for re-zoning of ,property on the West side of Southwest 59th Place from C-1 to C-2 and the certainty that the Post Office will now occupy the greater part of the property owned by the City of South Miami that was to be used as a city garage. A more restrictive zone classification is applicable to Post Office use than that of a City Garage, The Committee feels that an up-grading of the zoning in this area would make.it more desirable for development and create a better overall image for the area than the present zoning. After a personal inspection and a study by the Committee, the following recommendations are suggested: 1. Lots 10, 11 and 12 of Blk 8 in Townsite of Larkins 21105, be re-zoned from C-3 to C-2. 2. Lots 12 thru 17.. Blk 7, Townsite of Larkins 2/105, be re-zoned from C-2 to C-1. 3. Lots 15 and 16, Blk 11, Townsite of Larkins 2/105, be rezoned from C-3 to C-2. 4. Lots 17 thru 24, Blk 11, Townsite of Larkins 2/105, be rezoned from C-2 to C-1. 5. Lots 25, 26 and 27, Blk 11 in Townsite of Larkins 2 1105, be re-zoned from C-3 to C-1. 60 Lots 10 thru 16, Blk 16 in Townsite of Larkins 2/195, be re-zoned from C-3 to C-2. 7. Lots 17 thru 27, Blk 16 in Townsite of Larkins 2/105, be re-zoned from C-3 to C-1. 8. Lots 28 thru 35, Blk 16 in Townsite of Larkins 2/105, be re-zoned from C-3 to C-2. Secure application forms from the Zoning Director's Office. 2. Have sketch or plans with sufficient details indicating the variances or exceptions requested. For change of zoning, plans may not be required. 'IThe applicant is instructed that a separate application will be required for variances and exceptions after the change of zoning has been granted by Council. 3. Fill out the application completely and accurately with surveys, photos, plans, etc. as needed before submitting to the Zoning Director. 4. Submit the application to the Zoning Director at least fourteen (14) days prior to the meeting. A fee of $30.00 is required at the time the application is filed. 5. Regular Planning Board meetings are held twice per month, on Tuesday preceding the regular Council Meeting. (Council meets on the first and third Tuesday of each. month). The meetings .are held in the Council Chambers, City ';Hall and begin at I 8:00 o'clock P.M. 6. The applicant (or his agent) should represent himself at the Planning Board meeting. The applicant will be expected to present his case with plans, petitions, affidavits or any other data which he feels will help in his presentation.
