Ranch Heights Sub. Dear Sir: As requested, we have reviewed the improvement plan and have made a visual inspection of the rights-of-way within Merion Park Manor and Additions and the Ranch Heights Sub. Our observations and recommendations are as follows: PLANS: The Plans were prepared by W.C. Gorman- Engineer and provided for the installation of pavement together with a gravity flow storm sewer system. MERION PARS MANOR FIELD OBSERVATI€M The pavement is surfaced with rock and oil and is properly sized and located. All drainage structures shown on the Plans and additional structures not shown. have been properly installed. RECOMMENDATIONS: We recommend acceptance of all improvements within the subdivision. MERION PARK.AfiANOR lst ADD. FIELD OBSERVATIONS: The pavement is1surfaced with rock and oil and is properly sized and located, but there is excessive rubble located in the parkway on the east side of SW 64th Court. . All drainage structures have been properly installed. RECOMMENDATIONS: The rubble should be removed from the parkway. Following this work, we recommend acceptance of all improvements within the subdivision. (Cont. ) 'ate Mr. L. M. McConnell April 29, 1958 NERION PARK MANOR grid ADD. FIELD OBSERVATIONS: 1 The pavement' is surfaced with rock and oil and is properly sized and located, but the pavement at the intersection of SW 65th Court and Sunset Drive has excessively deteriorated. All drainage structures have been properly- installed, but excessive rubble has accumulated at the catch-bakm RECOMMENDATIONS: The pavement at the intersection should be reconstructed and the rubble should be removed from the catch-basins. Following this work, we recommend, acceptance of all improvements within the subdivision. RA.NCH .HEIGHTS SUB. FIELD OBSERVATIONS: A portion of the pavement is surfaced with asphaltic concrete and the remainder with rook and oil. All pavement is properly sized and located. The pavement at the south-west corner of the sub- - division bends. sharply at the edge of the Canal and conbtitutes a traffic hazard. All drainage structures have been properly installed. REC OM[JiENDAT IONS: A protective barrier should be erected at the end of the pavement at the Canal to eliminate the traffic hazard. Gentlemen: In further reference to the above captioned property, the Merion Park Manor 2nd Add* plat is approved with transitions as shown at Sunset Drive, and provided that the canal is only excavated to a depth of 21 below the bottom of the culvert and for a distance of 10' North of the mouth of the culvert. It is also based on the Pasche property of 2 lots being in- eluded in this plat. Due to the manner in which the developers have proceeded with the digging of the canal and having made various changes in their plans, it is impractical to file a separate plat for these 2-lots due to the condition which will exist at the North end of the present 'plat as submitted, and the South end of the Pasche property. It will be necessary for the developers to erect an approved barricade protecting S. W. �&h Ave. , and S. W. 68th St. Mr. Fink, Chairman of the Planning Board and myself have gone over these proposed plats and after consultation with the City Clerk, we believe it to the finest interest of all con- cerned to combine the plats, and this should Lean a lower filing cost to the developers .
