There are 58 family units in this development: 12 two - bedroom, 29.three- bedroom; 12 four - bedroom, and 5 five- bedroom: Residents of. SMG were surveyed during February-March of 2001 concerning' this proposed redevelopment. The residents were -advised that this proposed redevelopment calls for their temporary relocation, the demolition of SMG and the building of some 160 rental and for sale housing units. They felt confident that the City of South Miami and the Miami Dade Housing Agency (MDHA) would act in their best interest and minimize any negative impact of the redevelopment on SMG families. Possible relocation options and benefits had .been explained to the residents in 2001, .in addition to their right. to return to the newly developed units: Residents indicated that they understood that, prior to relocation of SMG families, MDHA would provide, in writing, a full explanation of specific services, options and benefits to which each SMG family will be entitled. Current SMG residents' rents will be based don their income at the time of their moving back into the new development. An overwhelming. majority of the households (78 %) were in favor of the proposal. Recently, there was concern expressed by some in the community that SMG residents were unaware of and were not in favor of the proposed redevelopment of SMG This; in addition to the fact that over the two -year period there were new residents in SMG unfamiliar with the proposed redevelopment, precipitated the new survey: Preliminary Findings During the week& of May .17 h and May 25a' SMG residents were contacted in an effort to explain the proposed redevelopment of SMG and to get their opinions concerning this proposal. A visit was' made to each of the 48 occupied public housing units. Some units were visited. several times in an attempt. to contact every head of household of SMG, There were eight households where the explanation and survey were not. made, These . households will be followed up with a letter and the survey. The following is the preliminary results of the survey. • 52 % or 25 of the 48 households asked to be surveyed, were in favor of the proposal • 14.6% or 7 of the 48 households asked to be surveyed, were not in favor of the proposal. • 14.6% or 7 of the 48 households asked to be surveyed, declined to be surveyed • 2.1 %0 or 1 of the 48 households asked to be surveyed, was undecided about the proposal . • 16.7% or 8 of the 48 households to. be surveyed, were not contacted or did not respond to contact attempts Richard E. Our rents will increase in the new building • We really need improvements here • What I say doesn't matter, • I've been here over twenty years • They need to tear these things down • How can I trust them to: o Help us relocate, o Let us move back after rebuilding o Keep my rent affordable o Do what they say they will do Other Observations During the survey process, other comments made by SMG residents intimated a reluctance to be associated with the survey. • A few residents appeared intimidated by someone or something other than the South Miami Community Redevelopment Agency and declined to complete the survey • A strong distrust.was exhibited by a few residents who unenthusiastically declined and/or participated in the survey . 2 Richard E. Two years,ago the corner was nothing but weeds, bushes and construction debris. Two years from now, Community Redevelopment Agency (CRA) Director Joe Gibson expects the property to be home to the.Madison Square Town-Center, a mixed use development consisting of retail, office space, a bank, lofts and parking, in the heart of the black community. No, Madison Square is not quite a real ity, but it is definitely more than just a dream. Madison Square. Saturdays is a transi tional stepping- stone. Gibson wants resi- . dents to. get used to gathering there for tasty . Mood, and perhaps someday down the load, vendors won't be outdoors with a cart, but rather indoors on the retail floor. Getting from point A to B won't be easy..
