Kendall Drive from RU.-lA to RU-4. After a thorough review of zoning and land uses' in the N. Kendall Drive area, we respectfully request that the South Miami Planning and Zoning Board recommend denial of the subject request for a change of zone on the grounds that it would not be in keeping with the established character of the neighborhood and the county's general land use plan for the development of the area in question. The land on the north side of Kendall Drive is presently zoned for single family residential use. On the south side it is zoned for 1 acre estates, but a synagogue has .been constructed by special permit. The latter notwithstanding, the neighborhood unquestionably is high level residential. Construction of an apartment house at the requested location would decrease the attractiveness and amenities of the area and tend to depress surrounding property values. Our department is now in the process of finalizing a land use plan which we hope will serve as a helpful and reliable guide for the development of the entire county. The plan will recommend that the present single family residential character of N. Kendall Drive be rigidly maintained. We urge your board not to lower the standards in what is one of the finest sections of our south Dade community.
