LEGAL DESCRIPTION: The east 118.00 feet of the north 129.07 feet of Tract"A," Block 1. "Roswood," according to the Plat thereof, as recorded in Plat Book 13, at page 62 of the Public Records of Miami-Dade County, Florida. STAFF ANALYSIS: The subject property is currently zoned, Todd MU-4 "Transit Oriented Development District- Mixed Use 4," located at 5960 SW 71" Street. The applicant is proposing to build an additional 1,356 square feet to the existing 2,968 square feet, totaling 4,324, square feet. The site has approximately 15,188.96 square feet in area and the current use, which holds an active occupational license, is a pre-school by the name"L'atelier"with an outdoor playground area for the children. The existing parking will remain and six additional parking spaces will be provided off-site. The proposed addition will effect the rear of the property and will provide a workroom for the children, new toilet room, an open plaza addition, and a new wood deck. The proposed floor plan, the west, north and south elevations indicate how.the addition relates to the existing building. The exterior paint colors attached match the existing building.
