Architect considers the possibility of utilizing the unique feature of the louvers by creating a solution that takes advantage of the louvers. The Board expressed to the architect that the feature of the louvers on the Crossroads building gave the building character and uniqueness. Staff: 2. Patch the walls, paint, and the overall finish product to be in a workmanship manner. 3. The existing signage is to remain. The next deadline date is Monday at noon, August 28, 2006, for the upcoming ERPB meeting of Tuesday, September 5, 2006 at 8:30 AM. Re: ERPB-06-062 Planner Applicant: Pacetti Architects for: "the Crossroads" Location: 5700 SW 72"d Street South Miami, FL Request: Exterior Renovation APPLICANT'S REQUEST: The applicant is requesting final approval for the exterior renovation, at the above referenced location. STAFF ANALYSIS: The Crossroads building is an existing two-story corner building, located on the south west corner of SW 72nd Street (Sunset Drive) and SW 57th Avenue (Red Road), across from the Shops at Sunset Place. The zoning classification is Specialty Retail; Hometown District Overlay (SR; HD-OV). The submittal includes exterior painting of the body of the building and the existing awning. The ground floor storefront is to remain with the existing aluminum bronze finish and gray tint glazing. All the windows creating an architectural band at the second floor will be replaced with aluminum bronze finish and gray tint glazing impact windows to match the ground floor. The existing manual hurricane shutters are no longer needed and will be removed..The existing flat signs that read "The crossroads" all in caps are to remain. Pursuant to the Land Development Code Sec. 20-7.24 Architectural Standards-Colors, Benjamin Moore for the exterior body: Navajo white IB 947, and for the accent: Richmond Bisque EXT.RM are permitted. The proposed attached north and east elevation, sheet A-2, indicate the exterior paint color distribution and the notes reference the scope of work. The color photographs of the subject property .indicate the existing conditions of the building. Planning .
