Dear Dr. Kolsky:
Regardina your recent correspondence, the above referenced property- is located within the "RO"
Residential Office zoning district. Permitted uses in the RO district are Qenerally low--intensitv
office type uses, including medical offices.
In order to utilize the existing building on the subject property as a medical office, a total of six
parking spaces must be provided, according to the City's Land Development Code regulations.'
Because of code restrictions prohibiting parking in front yard setbacks in the RO zoning district.
it is my understanding that you may be pursuing the purchase of a strip of land adjacent to your
property on the west. This strip of adjacent property would enable you to provide the six required
spaces and required landscaping.
Please be advised that if the parcel is enlarged to include this strip of land, and an adequate site
plan is presented which depicts six parking spaces and additional landscaping. all according to
code regulations, I believe that this would meet the minimum requirements of the LDC. A
permit could be issued enabling the paving and landscaping installation, and. subsequently, an
occupational license for medical office could be approved:

Dear Dr. Kolskv:
In a previous correspondence, dated July 25, 2002, I'discussed the possibility of your acquisition
of a strip of land adjacent to your property on the west, in order to enable you to provide the six
required spaces and required landscaping. I advised that if the your property were to be enlarged
to include this strip of land, and an adequate site plan is presented which depicts six parking
spaces and additional landscaping, all according to code regulations. I believed that this would
meet the minimum requirements of the LDC. A permit could be issued enabling the paving and
landscaping installation, and, subsequently, an occupational license for medical office could be
approved.
Please be advised that the proposed sale of the strip of land by the Sunset Club apartments
would, in my opinion, have no negative effect on the Sunset Club apartments from a zoning
standpoint. While the existing building continues to remain in use, the subject strip of land is
not used to provide required parking or any other zoning required purpose. Any future
development on the Sunset Club site would have to meet the development regulations in place at
that time, but I foresee no issues of importance with regards to zoning that would be negatively
effected by the sale of this small strip of land.
