The revision consists of a redesign of the previously approved ramp at the front of the building by. proposing a metal railing at the above referenced location. LEGAL DESCRIPTION: The west 54 feet of the north 88 feet of the east 137 feet of the north 150 feet of the west Y2 of the southeast % of the southeast '/4 of the southwest '/4, of section 25, township 54 south, range. 40 east, lying_ and being in Miami-Dade County, Florida. ZONING DISTRICT: "RO" Residential Office: The purpose of this district is to provide suitable sites which will accommodate the limited office space needs of certain low impact professional services in attractive low profile buildings on heavily landscaped sites, architecturally similar to and compatible with nearby single-family structures. The district should serve as a transitional buffer between. established single-family neighborhoods and major traffic arterials or more intensive uses, and is appropriate in areas designated "Residential Office" or "Low Intensity Office" on the city's adopted Comprehensive Plan. STAFF ANALYSIS: Currently, the subject property has an existing unoccupied one- story building located in the Residential Office (RO), Zoning District, within the city's boundaries. The existing one-story building will be used as a business and professional office. Pursuant to Section 20-3.3(D) Permitted Use Schedule, Land Development Code, the use is permitted-by right in the RO Zoning District. The proposed revisions to the current exterior renovations will not require an expansion to the existing building. No landscaping or parking space modifications are necessary as apart of this request. The site plan reflects the revisions and modifications to the subject property with a cloud and reference on the revision table as the third revision f 6230 SW 70 Street ERPB-10-020 presented on May 4, 2010 Exterior Renovation: Revision Page 2 of 2 and dated 03-18-10. At the entrance, facing SW 70 Street, a new concrete ramp was approved by the Environmental Review and Preservation Board (ERPB). At this time, a redesign of a new metal railing for the American Disability Act (ADA), compliance ramp is being proposed. Depicted on all four facades, the change is clearly noted on the ramp and step detail plan, sheet A3. Refer to the revised working drawings attached: site plan sheet no. Al labeled Exhibit "A", Elevations, sheet no. A2, and the ramp and step details on sheet no. A3, for complete design details of the new metal ramp. The exterior renovations to this building received final approval with conditions by the ERPB on July 7, 2009, application number ERPB-09-022. Furthermore, the current revisions must comply with the ADA and the Florida Building Code (FBC.) requirements. RECOMMENDATION: Approval with the following conditions: 1) Prior to the Certificate of Occupancy applicant comply with the conditions set forth from the ERPB exterior renovation approval (ERPB-09-022); 2) Stairs and revised new ramp to comply with the ADA and FBC requirements; and, 3) Any comments and/or concerns by the Board. The applicant responded that the hedge along the perimeter contains a species called Aralia. LEGAL DESCRIPTION: The west 54 feet of the north 88 feet of the east 137 feet of the north 150 feet of the west '/2 of the southeast '/4 of the southeast '/4 of the southwest '/4, of section 25, township 54 south, range 40 east, lying and being in Miami-Dade County, Florida. ZONING DISTRICT: "RO" Residential Office: The purpose of this district is to provide suitable sites which will accommodate the limited office space needs of certain low impact professional services in attractive low profile buildings on heavily landscaped sites, architecturally similar to and compatible with nearby single-family structures. The district should serve as a transitional buffer between established single-family neighborhoods and major traffic arterials or more intensive uses, and is appropriate in areas designated "Residential Office" or "Low Intensity Office" on the city's adopted Comprehensive Plan. STAFF ANALYSIS: Currently, the subject property_has an existing unoccupied one- story building located in the Residential Office (RO), Zoning District, within the city's boundaries. The existing one-story building will be used as a business and professional office. Pursuant to Section 20-3.3(D) Permitted Use Schedule, Land Development Code, the use is permitted by right in the RO Zoning District. The proposed revisions to the current renovation will not require an expansion to the existing building. No landscaping or. parking space modifications are. necessary as a part.of this request. The site plan reflects the revisions and modifications to the subject property with a cloud and reference on the revision table as the third revision and dated 03-18-10. At the entrance, facing SW 70 Street, a new concrete ramp was approved by the Environmental Review and Preservation Board (ERPB), per the exterior renovations 6230 SW 70 Street ERPB-10-020 presented on April 20, 2010 Exterior Renovation: Revision Page 2 of 2 approval. A new metal railing design is being proposed. Depicted on all four facades, the change is clearly noted on the ramp and step detail plan, sheet A3. The exterior renovation to this building received final approval with conditions by the ERPB on July 7, 2009, application number ERPB-09-022. Furthermore, the current revisions must comply with the ADA and the Florida Building Code (FBC) requirements. RECOMMENDATION: Approval with the following conditions: 1) Prior to the Certificate of Occupancy applicant comply with the conditions set forth from the ERPB approval; 2) Stairs and new ramp to comply with the ADA and FBC requirements; and, 2) Any comments and/or concerns by the Board.
