STAFF ANALYSIS: The applicant is proposing the installation of two (2) signs that will be located on the north and west side of the existing three-story building. Considered to be flat signs, Section 20-4.3(1)(5) All Other Zoning Districts, of the Land Development Code, provides the following regulations for flat signs: FLAT signs with a total aggregate sign area, not to exceed twenty (20) percent of the area of any building face; for the purposes of sign regulation, there shall be considered to be only four (4) facades to any building, no single sign shall exceed two hundred (200) square feet in area. Direct illumination is permitted. The proposed non-illuminated signage will both read "Larkin Community Hospital" on three lines of text, with the logo to the left. Both signs will be stud mounted to the wall and consist of lettering that will be colored teal, white and black. The sign that will be located on the north side of the building will have a total height of 4'-1" and a total width of 15'-8", which equates to a sign area of approximately 63.94 square feet. The sign that will be located on the west side of the building will have a total height of 64' and a total width of 23'-8", which equates to a sign area of approximately 141.96 square feet. After review of the project it was found that the signage being proposed at this time complies with Section 20-4.3(1)(5) of the Land Development Code. Because of this, Staff recommends approval for the project.
