1. The General Conditions of the Contract for Canstruction, standard form of the American Institute of Architects,
Form A-201 (latest edition), shall become a part of these specifications and shall govern the administration of
the contract.
2. Lumber:
(A) Refer to Structural Notes for structural lumber specs - if applicable.
(B) All concealed non-structural lumber shall be construction grade H000 psi, Piirne, Fir, or Hemlock.
(C) All exposed lumber shall be #1 clear.
(D) All painted interior wood trim shall be paint grade. All stained interior wood trim shall be stain grade.
(E) A11 wood in direct contact with rmasM or exposed to the weather shall be Cedar or pressure treated
pine.
3. All Calking shall be 'Trade -Mate' Silicone Sealant by Dow Coming color to match background of application, or ewal.
4. General Contractor shall protect work of other trades so that prefinished surfaces, or surfaces to be finished at a later
date are not marred.
5. Contractor shall furnish Owner with all necessary operating instructions and guarantees.
6. Painting: (Benjamin Moore and Cabat's Stain or approved equal) Number of coats indicated shall be minimums.
Provide sufficient number of coats to cover in all instances.
(A) Interior - Refer to finish specs sht. AA
(B) Structural Steel:
(a) One coat rust rihibitng prima.
(1) If exposed add two coats rust inhibiting enariel.
7. All exposed bolts and manufactured connection plates and angles shall be galvanized.
8. Allowance: All allowances are for materials only, and for items not specified on plus, without installation and
based on Contractor's cost with no overhead or profit. Labor, installation, profit and overhead shall be deemed
to already be included in the base bid. See Contractor's contract for amounts of these items.
9. Geieal note: In the absence of exact specifications or allowances on any particular item, equipment, material,
finishes, or workmanship the following slnll give ri:
(A) Manufactured equipment: At the mid point between highest quality or cost and average quality or cost.
(5) Finished surface: of the highest quality.
(C) Covered construction (not visible): average quality (typical in the industry) materials and good
worlgrmship.
(D) Visible construction: of the highest quality, craftsmanship, aid materials.
(E) Or (to take precedence over the above) in the same quality as is consistent with similar specifications or
similar and related items as to be consistent with the established quality of Architectural and/or
Engineering design and nature of the project.
(F) All specified items shall be installed as per manufacturer's specifications and recommendations. Upon
being awarded the bid the Contractor shall supply the Architect and Building Inspector with a copy of
the manufacturer's specifications and recommendations on all specified items. Interpretation is as
determined by the Architect whose decision shall be final and uiappealable and must be obtained in
writing by a form supplied and typed by the Contractor and signed by the Architect. Bidders may call
to obtain copies of any cWf ications or decisions signed by the Architect, however it shall be their
responsibility to regiest such item and not the Architect's responsibility to notify bidders.
(G) All work shall be in compliance with the Florida Building Code, latest edition, and all other
applicable codes.
10. Note: Drawings contain other applicable specifications. Information is not limited to one plan. These
specifications shall be followed unless more stringent specifications are noted on the drawings. Should a conflict
occur in these drawings and specifications the Contractor shall be deemed to have estimated on the more
expensive material or method of completing the work unless he/she shall have asked for and obtained a decision
from Architect in writing before submission of bid proposals as to which method or material will be rewired.

permits, licenses, and certification and pay all fees

construction related agencies and pass all required inspections.
6. Owner/Builder and/or contractor shall verify all conditions
and dimensions in the field and shall immediately notify the
