TIONS -OF THE ADVISOR' ZONING BOARD, DATED
MARCH 8, 1957.

Dr. Green for proposed medical building on Lot 28 and Lot 27,
E1ock 2 LARKINS PINES REVISED PS 53-41s the Advisory Zoning Board
recommended that this application be approved with the granting of
a variance to permit the building to face on residential S® .W. 76th
Street, with a variance to pewit parking on rear 25 £t. with 81614
for each inside space, subject to the rebuilding of sidewalks on
S. W. 76th St. and 62nd Ave. for stress of vehicular traffic„ and
paved between the sidewalk and the street� and a variance 'hoes tine
set-back on S. W. 62nd Ave, All in accordance witd the aporoved plan

2. WHERLASO on the application of Henry W. Fuller, attorney ,for
A. P. Simonds and Cecile G. Simmonds,, request for variance to pewit
Addition to non-conforming how on Lot 14,` Block 13 T SITE OF LARKINS
PB 2-1 05, the Advisory Zoning Board recoviwnded that this be returned
to the City Council for clarification by the City Attorney on the possi-
bility of legal entanglements by granting a variance to allow a conforming
extension to a structure that is now non-conforming and also an encroach-
ment upon a neighbors but, further,, that the Zoning 4oard does not con-
sider the proposed addition to be objectionable, and
3. WHEREAS, on the application of Helen L. and Charles N.
Schaefer, for extension of variance issued to Thomas Jardine to per-
mit establishing a school on Lots 1, 2, 3, 24$ 25 269 Block 1 WESTER-
FIELD N OR, SEC.39 PS 27-9; per Resolution No. 6U, to include thm
as tenants, the Advisory Zoning Board recomended that this matter be
tabled until such time as Mr. Schaefer can produce letters from the
neighbors to the east on S. pia. 41et. Street and tae--, neighbors on the
South. acr® s 41st Street, stating whether or not they are opposed to
the proposed variance, and
4. . WHEIEASs the City Council has duly considered these recom-
mendations, and
5. WHEWAS9 the City Attorney approved the issce of the

inabove, and

Plee.se consider this a request for a variance for a
non-conforming home on the above described property. It is owned
by, and the residence of, the above named individuals.
They wish to construct a screened porch (Florida Room)
and patio on the rear of the home as per enclosed Survey Sketch.
The proposed construction is in 2 parts, and on the
Sketch I have numbered them in pencil as 1. & 2. . Part number 1.
will be a slab, not roofed or screened.. fart number 2. would be
roofed and screened as protection against inclement weather and
insects.
The non-confcrming use of this home is the car porte on
the West side. Such nonconforming use was in existence prior to
and at the time that the property was purchased by the Simmonds' .
Thanking you for your attention to this matter, I request
that this be placed on the agenda of the next meeting of the Coun
oi.l of the City of South Miami.
