We hereby request that South Miami Taxi, Inc. be granted permission to move the radio station and radio tower from 5866 Sunset Drive to 6110 S W 69 Street for the purpose of being able to give a more accurate and immediate service to the ?oublic twenty four hours a day and at the same time , cut operation costs , whereas it is now operating in the red, a considerable amount by being able to eliminate one dispatcher, answering ser- vice , one telephone and rent. By discontinuing answering service, we would be able to give a more prompt service to the public , by drivers not having to phone answering service for calls. Due to the fact that the future plans of South Miami Coach Lines are to be remodeled, making it probalble for us to relocate or raising our rent, we will eventually have to make a change. At the new address of 6110 S W 69th Street, there will be no other business except the radio station for South vliami Taxi, Inc. HEN ,ray ti •i� TO THE ZONING DEPARVENT OF THE CITY OF SOUTH MIAMI,,FLORIDA: Re: Application of South Miami TaxPfor variance on lot 2, blk 14, TOWNSITE OF LARKINS, PB 2/105, to permit erection of radio tower and operation of station from residence. The area north of Sunset Drive and east from S. W. 62 Avenue was rezoned to C-1 use in October 1957, with definite restrictions to insure its proper development as such. Being the older part of South Miami, the Use Map will show that it is pre- dominantly residential in its present use, with modest homes on 50 ft. lots. Until such time as we, the undersigned home and property owners, can find other suitable homes within our means, we have no choice but to remain "as we are" and for that reason welcomed the restricting phrases of Ord. 375 intended to insure proper develop- ment of the entire area into a normal, healthy C-1 business section. We are, therefore, definitely opposed to the granting of any variance or change of zoning that would pei,t the erection of a 60 ft, radio tower and operation of a station on lot 2, bjU 14, TOWNSITE OF LARKINS, PB 2/105, for the following reasons: 1. It would be a definite hazard in event of a storm. 2. It would be contrary to the provisions of Sec. 20-39 of the Code which provides that "chimneys, towers, and other structures not used for human occupancy, where permitted, * * * * shall be located a distance from other buildings of human occupancy under separate ownership at least equal to the .height of said chimney, etc. where such height ex- ceeds thirty-five feet." 3. The operation of the station as a HOME OCCUPATION could hardly come under that classification, inasmuch as it would definitely be for a commercial use (see definition under (23) of Sec. 20-2). 4* To be operated as a C-1 use (permitting operation of BASE radio station no tower) Sec. 20-22 (b) provides that NO existing residential building on the property shall be remodeled, reconstructed or structurally altered for C-1 usage byt must be removed before construction of a new building designed or intended to be used for the C-1 purpose. 5. This is definitely an unclassified use and therefore does not come under the C-1 zoning for the area. 6. While the application refers only to the erection of the radio tower and operation of calls within the structure now on the premises (a home), we would like to ask what provisions are being made for the parking of the taxis and what amount of traffic. that would bring into the neighborhood, in which the street rights-of-way are only 40 feet. We were entirely in accord with the change of zoning to C-1 of what has been for many of us our home for a good many years but feel that the first step toward its proper development as a good C-1 area should not be a breakdown of a parcel in the very heart of it.
