The applicant gave the board a detailed description of the project's intent. Mrs. Mark asked if the applicant had a brochure of the product, and if he provided the Board with a photograph of what the product looked like. The applicant responded that he submitted photographs of the existing building, but did not submit any pictures of the product. He further commented that there is an existing building that has the doors that are being proposing to the Board located on Commerce Lane shown by the.photograph. Mr. Trautman questioned if the doors had a vision glass as well. The applicant responded no. Mr. Chandler questioned if the roll up doors are made with hurricane proof vision glass. The applicant responded that they are looking into it, but it is very expensive. Mrs. Mark questioned if the doors being installed will have the rubberized material and if so, will it be visible. The applicant responded yes and the doors will have the rubberized material that will not be visible. Mrs. Mark,questioned if the doors will be painted and what color is the building. The applicant responded that the color of the door will be grey (stainless steel) that will remain as is to avoid a maintenance issue. He commented that the color of the building is beige. Mrs. Morales-Fernandez questioned if the doors will be part of the Miami-Dade fire station standard. The applicant responded yes. Mr. Chandler opened for Public Hearing. Zoning District: "PI" Public / Institutional District: The purpose of this district is to provide for schools, governmental facilities, utilities and churches and similar uses, with building heights and intensities compatible with surrounding districts. This district is appropriate in areas designated "Public / Institutional" on the city's adopted Comprehensive Plan. Background: Miami-Dade County, property owner of the above referenced property submitted a building permit (application number 2010-25) for the installation replacement of apparatus bay overhead roll up doors. On January 15, 2010, the building permit was disapproved with comments by the Planning and Zoning Department. The building permit application requires review and approval of the Environmental Review and Preservation Board (ERPB), prior to building permit sign off approval from the Planning and Zoning Department. Staff Analysis: The subject property is the Metropolitan Dade County South Miami Fire Station No. 14. This request includes the permanent installation replacement of a total of five apparatus bay overhead roll up doors. The subject property faces SW 70 Street where three out of the five newly proposed roll-up doors are located and are visible from the right-of-way. The remaining two roll-up doors are at the rear, the south elevation, of the existing one-story building. 5670 SW 70 Street ERPB-10-014 presented on March 2, 2010 Exterior Renovation Page 2of2 The attached as-built plans include floor plan, elevations and a partial structural plan with a column schedule. The floor plan specifically references 12'x14' height roll up doors to be replaced. The door locations are illustrated graphically by a "cloud" same as on the elevations and on the partial structural plan. Furthermore, Notice of Acceptance (NOA) and Notice of Acceptance: Evidence Submitted describe Model S10-6065 24'-1 1/2" Wide Steel Roll-up Door. Pursuant to Section 20-5.11(A)(2) Site Plan Review Approvals, Applicability, in the Land Development Code, plans shall be submitted for review and approval by the Environmental Review and Preservation Board prior to the issuance of a permit for: (2) Any material alterations to an existing building or other structure which is visible from any public or private street. It is staff's observation that the proposed roll up door replacement does not alter the current conditions of the building. No expansions, no additional square footage is being added nor proposed to the existing building or anywhere on the site. For construction details of the newly proposed roll up door refer to the attached plans. Furthermore, the new roll up doors must comply with the LDC, ADA and the Florida Building Code (FBC) requirements.
