The Advisory Zoning and Planning Board conducted a public
hearing on April 15, 1949# On a request for re-zoning ,a ,portion of
Ito 4th Street from C-1 use to C-2 use* The lot+ are described as
-- rbllows t Lots 18 tea 33 BIk- 7v Lots 10 to 27 Blk $ Lots 10 to

located on both sides of Nf 4th Stop OCtSt of go 9nd R6ad r
The requested ro-zox
ice; is desired to permit the installa-
tion and operation of a dry cleaning plant using synthetic non-
fla=able cleaning solvente. (Refer to recommendation July 269
19481 accepted August 3P 1948o)
Tho parties living on either side of 224 N. 4th St o have (ed
approved the installation In writing and since .thero are already establish
businesses in the area affected and since additional business establish-
ments Are needed in South Miami, the Board feels that no property
would be depreciated In value by a change to C-2o
This ward therefore recommends that the requested zoning
change be made to permit C-2 use with this provision; That no
establishment selling intox1cating bovera a or beer or wino for
consumption on the premises be permitted in this area cl000r than
340 foot from any established residence regardless of the zone in
which the residence is located,

Mr. Horton, Chairman
South Miami, Florida
Dear Sirs:
In retard to the equipment to be used in the building
at 220 N.T wish Street,,-yySooutRh`y Miami,
♦$for the purpose of dry-
cleaning I ish to state the folio ng i
Item One. .e cleaning fluid to be used is one, known
as synthetic. its trade name' is Per-Ch:lorethelene and is
manufactured by the .-Dupont Company.
It is entirely. odorless when exposed to air
and is non-explosive, absolutely fire-prom' and approved by
all 'fire insurance underwriters.
'Item Two. ' The method ,of supplying steam will be the
generator tj' e. This generator is equipped. with all the
safety devices : required. It also is equipped with a forced
draft which entirely eliminates any smoke in the area and
unlike the boiler type; requires no stack.
We wish to assure the Zoning .Board and Council that we
are at all tim' es ready and willing to cooperate with them.
We also feel that we are going to operate the type of plant
which we as operators' will be proud of and. that .it will be
an asset to the community&
Very truly .yours,
R. W. Pierce

South Miami Zoning & Flanning Board:
Gentlemen:
I would like to lease one half of ray newly
erected building at 220 N. 4th St . to the Town. and
Country Cleaners, Inc. , a firm now doing business
in this conmunity, for use as a dry cleaning plant .
Mr. Dussault, of this firm has assured me of the
A
follot,Ting facts . That there will be no machinery A
within 25 ' of the store front, that part of the build-
ing being used for the accomodation of custoryiers
picking up and delivering their garments . That 4-he only
cleaning fluid used will be perchlorethylene, a non-
inflambble, non-explosive solvent . That instead of
a steam boiler, a steam generator will be used, with
induced draft, thereby eliminating a smoke stack
and accompaning smoke nusiance .
Hop6ing that you gentlemen can see your tray clear.
to allow this firm to operate in this location, I beg
to remain,
Respectfully,
., — '
