THE ARCHITECT OF RECORD SHALL BE AFFORDED THE 01006RTUNITY TO PROVIDE CONSTRUCTION
OBSERVATION SERVICE DURING THE CONSTRUCTION PROCESS. IN THE EVENT THE ARCHITECT OF
RECORD IS NOT RETAINED IN THIS CAPACITY, THE ARCHITECT OF RECORD CAN ASSUME NO
RESPONSIBILITY FOR THE PROJECT PERFORMANCE DEFECTS. CONFLICTING FIELD CONDITIONS,
AND NON CONFORMANCE WITH THE RECOMMENDATIONS PROVIDED HEREIN.
GENERAL
1) THIS PROJECT SHALL CONFORM TO THE LATEST EDITION OF THE GOVERNING BUILDING CODE,
AND ALL OTHER FEDERAL, STATE, COUNTY, AND LOCAL ORDINANCES, RULES AND REGULATIONS
IN EFFECT. ALL THOSE CODES AND REGULATIONS SHALL TAKE PRECEDENCE OVER DRAWINGS.
REPORT ALL DISCREPANCIES (IF) ANY TO THE ARCHITECT.
LIFE SAFETY
1) ALL EXIT DOORS SHALL HAVE HARWARE PER N.F.P.A. 101, 5-2.1.5
2) ALL NEW WALLS, CEILING GRIDS, LIGHTS, CONDUITS, PIPES, DUCTS AND WIRES, TO BE BRACED,
STRAPPED AND/OR SUPPORTED PER CODE, U.L. AND MANUFACTURER SPECIFICATIONS.
GENERAL CONTRACTOR AND SUBCONTRACTORS NOTES
A) GENERAL RESPONSIBILITIES
1) EACH CONTRACTOR AND SUBCONTRACTOR SHALL VISIT THE SITE AND EXISTING FACILITIES TO
DETERMINE THE EXTENT OF THE WORK. IT SHALL BE THE RESPONSIBILITY OF EACH CONTRACTOR TO
THOROUGHLY EXAMINE AND VERIFY EXISTING CONDITIONS AND TO MAKE ALLOWANCES FOR
THEM PRIOR TO BIDDING. IF THE NEW WORK IS NOT COMPATIBLE WITH THE EXISTING CONDITIONS,
THE CONTRACTOR SHALL INFORM THE ARCHITECT PRIOR TO BIDDING. ONCE THE WORK HAS
BEGUN, THE CONTRACTOR SHALL BEAR THE RESPONSIBILITY FOR PROPER FIT AND FINISH.
2) GENERAL CONTRACTOR AND SUBCONTRACTORS SHALL REVIEW DRAWINGS PRIOR TO BIDDING
AND CONSTRUCTION AND REPORT ANY DISCREPANCIES TO THE ARCHITECT BEFORE SUBMITTING
A BID.
3) GENERAL CONTRACTOR SHALL VERIFY ALL DIMENSIONS AND REPORT ANY DISCREPANCIES TO
THE ARCHITECT.
4) TH!S PROJECT SHALL CONFORM TO THE LATEST EDITION OF THE GOVERNING BUILDING CODE,
AND ALL OTHER FEDERAL, STATE, COUNTY, AND LOCAL CODES, ORDINANCES, RULES, AND
REGULATIONS IN EFFECT. ALL THOSE CODES AND REGULATIONS SHALL TAKE PRECEDENCE OVER
DRAWINGS. REPORT ANY DISCREPANCIES TO THE ARCHITECT.
5) DIMENSIONS AS INDICATED ON THE DRAWINGS SHALL TAKE PRECEDENCE OVER SCALING OF
THE DRAWINGS.
6) THESE DRAWINGS DO NOT SHOW EVERY MINOR DETAIL OF CONSTRUCTION. THE CONTRACTOR
SHALL FURNISH AND INSTALL ALL ITEMS REQUIRED FOR A COMPLETE, PROPERLY FUNCTIONING
BUILDING SYSTEM, AND SHALL FULFILL ALL REQUIREMENTS FOR ALL EQUIPMENT TO BE PLACED IN
PROPER WORKING ORDER. CONTRACTOR'S BID SHALL INCLUDE ALL ITEMS AND WORK TO ASSURE
COMPLIANCE WITH MOST STRINGENT REQUIREMENTS OF GOVERNING BUILDING CODES AND
REGULATIONS.
7) EACH CONTRACTOR AND SUBCONTRACTOR SHALL BE RESPONSIBLE FOR THE SAFETY AND
WELL-BEING OF HIS EMPLOYEES AND SHALL STRICTLY FOLLOW ALL CONSTRUCTION SAFETY
REGULATIONS, INCLUDING OSHA.
8) ALL CONTRACTORS AND SUBCONTRACTORS SHALL BE CURRENTLY LICENSED IN THE STATE OF
FLORIDA, COUNTY HAVING JURISDICTION, AND LOCAL CITIES AS REQUIRED. PROVIDE COPIES OF
LICENSES TO OWNER PRIOR TO COMMENCEMENT OF WORK.
9) ALL CONTRACTORS AND SUBCONTRACTORS SHALL CARRY THE MINIMUM WORKMAN'S
COMPENSATION, LIABILITY, AND AUTOMOBILE INSURANCE REQUIRED BY THE STATE OF FLORIDA
AND HIGHER LIMITS IF REQUIRED BY THE OWNER. PROVIDE INSURANCE CERTIFICATES TO OWNER
BEFORE COMMENCEMENT OF WORK.
10) SHOULD THE SCOPE OF WORK, FOR ANY REASON NOT BE FULLY INDICATED ON THE
DRAWINGS, THE CONTRACTOR SHALL IMMEDIATELY CONTACT ARCHITECT FOR CLARIFICATIONS.
11) THE WORK SHALL BE LIMITED TO THE SCOPE INDICATED IN THE DRAWINGS AND
SPECIFICATIONS. IF ANY ADDITIONAL WORK IS PERFORMED WITHOUT ARCHITECT'S OR OWNER'S
APPROVAL, IT SHALL BE AT THE SOLE EXPENSE OF THE CONTRACTOR.
12L CONTRACTOR SHALL PAY FOR AND OBTAIN ALL PERMITS AND SECURE ALL CERTIFICATES OF
INSPECTIONS AND CERTIFICATES OF OCCUPANCY THAT ARE REQUIRED BY GOVERNING
JURISDICTION.
13) ANY DEVIATION AND/OR SUBSTITUTION FROM THE INFORMATION AND INSTRUCTIONS
PROVIDED HEREIN SHALL BE SUBMITTED TO THE ARCHITECT FOR HIS APPROVAL PRIOR TO THE
PERFORMANCE OF THE WORK.
14) THE CONTRACTOR SHALL COORDINATE THE OWNER SUPPLIED ITEMS, AND INCORPORATE IT
INTO CONTRACTOR'S WORK SCHEDULE. VERIFY SCOPE OF SUCH ITEMS PRIOR TO BID SUBMITTAL.
15) THE CONTRACTOR SHALL INCLUDE INTO BID AND PROVIDE ALL TEMPORARY UTILITIES
REQUIRED FOR THE WORK COMPLETION.
16) EACH CONTRACTOR SHALL PROTECT ITS OWN WORK AND WORK OF OTHER CONTRACTORS.
ALL CONFLICT TO BE BY THE GENERAL CONTRACTOR. THE GENERAL CONTRACTOR SHALL BE
RESPONSIBLE FOR FULL COORDINATION OF WORK OF ALL TRADES. ANY DAMAGES RESULTING
FROM LACK OF COORDINATION, LACK OF WORK PROTECTION SHALL BE SOLE RESPONSIBILITY OF
THE GENERAL CONTRACTOR, THAT INCLUDES ALL DAMAGES FROM WEATHER, WATER AND DUST.
17) THE CONTRACTOR SHALL EXPEDITE AND SCHEDULE THE DELIVERY OF LONG LEAD ITEMS TO
CONFORM WITH THE WORK SCHEDULE.
18) THE CONTRACTOR SHALL WARRANT AND GUARANTEE ALL WORK, ALL COMPONENT
PERFORMANCE, AND ALL MATERIALS FOR ONE YEAR FROM THE DATE SHOWN ON THE
CERTIFICATE OF OCCUPANCY.
19) ALL WOOD IN CONTACT WITH MASONRY SHALL BE PRESSURE -TREATED, WOOD CASING,
JAMBS AND TRIM SHALL BE STAINED GRAY OR CLEAR UNLESS SPECIFIED OTHERWISE.
20) COMPLETION: CONTRACTOR TO NOTIFY OWNER AND/OR ARCHITECT IN WRITING AT LEAST
ONE WEEK PRIOR TO FINAL INSPECTION. FINAL DISBURSEMENT TO CONTRACTOR SHALL NOT BE
MADE UNTIL OWNERS PUNCH LIST HAS BEEN SATISFIED. CONTRACTOR TO PROVIDE OWNER WITH
WRITTEN GUARANTEE ON ALL EQUIPMENT. CONTRACTOR AT COMPLETION OF WORK SHALL
REMOVE FROM THE PREMISES ALL RUBBISH, IMPLEMENTS, EQUIPMENT, AND SURPLUS MATERIALS,
LEAVE THE PROJECT "BROOM CLEAN".
21) G.C. TO COORDINATE STRUCTURAL DRAWING TOGETHER WITH ARCHITECTURAL, A/C,
ELECTRICAL AND MECHANICAL DWGS, TO LOCATE OPENINGS, DRAINS, SLEEVES, SLOPES,
DEPRESSED SLAB, BOLTS, CURBS, ETC. CONTACT ARCHITECT IN CASE OF DISCREPANCY.
22)G.C. SHALL OBTAIN THE LATEST SET OF DRAWING, INCLUDING ANY REVISIONS, BEFORE
COMMENCING WORK NO CHANGES OR SUBSTITUTIONS SHALL BE MADE WITHOUT THE WRITTEN
PERMISSION OF THE OWNER/ARCHITECT/INTERIOR DESIGNER.
23) THE ARCHITECTURAL AND STRUCTURAL DRAWING SHALL GOVERN THE LOCATIONS OF THE
INSTALLATION
OF THE MECHANICAL AND ELECTRICAL SISTEM. CONTRACTOR MUST INFORM THE ARCHITECT
BEFORE FORMING ANY CONCRETE BEAM IF INTERFERING WITH A/C DUCT OR PLUMBING FIXTURES
EXACT LOCATION ANY DEVIATION FROM THE MECHANICAL/ELECTRICAL PLANS TO
ACCOMODATE THE ABOVE CONDITIONS SHALL BE MADE WITHOUT ADDITIONAL COST TO THE
OWNER.
24) THE CONTRACTOR MUST FURNISH ALL LABOR, TOOLS, MATERIALS AND EQUIPMENT NECESSARY
TO EXECUTE THE CONSTRUCTION OF THIS JOB.
25) ANY OTHER SERVICES NECESSARY FOR THE COMPLETION OF THIS JOB THAT MAY BE
INVOLUNTARY UNDER THE JURISDICTION OF 'THE FLORIDA BUILDING CODE 2001" AND NOT
SPECIFIED IN THE "GENERAL NOTES AND/OR SPECIFICATIONS" ARE THE CONTRACTOR'S SOLE
RESPONSABILITY.
26) FIXED GLASS AND/OR OPERABLE WINDOW WITHIN 24" OF THE FINISH FLOOR SHALL BE "CAT. II"
SAFETY GLASS.
27) ALL INTERIOR FINISHES SHALL BE IN ACCORDANCE WITH CHAPTER VII OF THE STANDARD
BUILDING CODE.
28) THE CONTRACTOR SHALL PROVIDE ALL SUPPLEMENTAL MATERIAL REQUIRED TO PROPERLY
INSTALL SUPPORT AND BRACE ALL ITEMS AND COMPONENTS WITHIN THE WORK AS PRT OF THE

29) ALL REQUIRED TESTS SHALL BE PERFORMED AT THE EXPENSE OF THE CONTRACTOR AND BY AN
APPROVED TESTING LABORATORY. TEST RESULTS SHALL BE SUBMITTED TO THE ARCHITECT.
30) G.0 TO COORDINATE (OWNER TO PURCHASE) TO PROVIDE A SETBACK SURVEY PRIOR TO
INSTALLATION OF CONCRETE FUNDATION.
31) G.0 TO COORDINATE (OWNER TO PURCHASE) TO PROVIDE A SETBACK SURVEY AFTER
INSTALLATION OF CONCRETE WALLS AND PRIOR TO FIRST FLOOR TIE BEAMS ARE FORMED.

- THE WIND LOAD CALCULATIONS,MASONRY OPENINGS AND MULLIONS REFLECTED IN THE
ARCHITECTURAL DRAWINGS WILL NOT BE CONSIDERED FINAL UNTIL THE SHOP DRAWINGS HAVE
RECEIVED FINAL APPROVAL FROM THE BUILDING AND ZONING DEPARTMENT.
-IN THE EVENT THAT THE WINDOWS AND DOORS ARE ORDERED AND/OR INSTALLED (WITHOUT
RECEIVING PERMIT FROM CITY)THE G.0 WILL BE COMPLETELY RESPONSIBLE FOR ANY
DISCREPANCIES THAT MAY RESULT FROM NOT HAVING APPROVED SET OF SHOP DRAWINGS BY

ADVANCE.
3) CONTRACTOR SHAL BE RESPONSIBLE FOR SCHEDULING AND IMPLEMENTING ALL WORK SO AS

4) ALL ACTIVITIES GENERATING EXCESSIVE NOISE, WHICH WOULD INTERFERE WITH TENANTS RIGHTS

CLEANING SHALL BE PERFORMED AS NEEDED TO AVOID DEBRIS BUILD UP.
2) ALL BUILDING MATERIALS SHALL BE STORED IN A SAFE AND ORGANIZED MANNER SO AS NOT EO
INTERFERE WITH THE WORK OF OTHER TRADES.
3) AT PROJECT COMPLETION, THE JOB SITE SHALL BE FULLY CLEANED AND TURNED OVER TO
OCCUPANT READY FOR THEM TO MOVE IN AND BEGIN OPERATING WITHOUT ANY ADDITIONAL
WORK OR CLEANING. THIS REQUIRES ALL SURFACES TO BE CLEANED WITH APPROPRIATE
CLEANING SOLUTIONS, VACUUMED, AND WAXED/SEALED AS APPROPRIATE. ALL VCT SHALL BE
SEALED AND WAXED. ALL MIRRORS, WINDOWS, HARDWARE, CABINETRY, WALL FINISHES AND
FIXTURES ARE INCLUDED.
D)ROOF PENETRATIONS.
1) ANY ROOF PENETRATIONS SUCH AS VENTS, CHIMNEYS EQUIPMENT CURBS AND SKYLIGHTS
REQUIRED SHALL BE FLASHED AND SEALED TO BE WATER TIGHT. IF ROOF IS UNDER WARRANTY OR
BONDED, THE GENERAL CONTRACTOR SHALL HIRE THE WARRANTING ROOFING OR BONDING
COMPANY TO PERFORM ALL ROOF MODIFICATION WORK (IF APPLICABLE).

1) UNLESS OTHERWISE SPECIFIED ON THE DRAWINGS, ALL NEW INTERIOR PARTITIONS SHALL BE
CONSTRUCTED WITH 25GA GALV. METAL STUDS PLACED @ 16" O.C. MAX. 1 /2' GYPSUM WALL
BOARD. AND FIBERGLASS INSULATION FINISH ALL JOINTS AND IMPERFECTIONS WITH TAPE AND 3
COATS OF JOINT COMPOUND. IN AREAS WHERE NEW WALL FILLS VOID IN EXISTING
CONSTRUCTION OR WHERE NEW WALL COMPLEMENTS EXISTING, USE GWB OF THICKNESS TO
MATCH EXISTING. DEMISING PARTITIONS SHALL RECEIVE 5/8" FIRE CODE GWB AFTER PRIMING, ALL
VISIBLE NAIL DIMPLES AND JOINTS ARE TO BE REFINISHED. FINAL PRODUCT MUST BE FINISHED SO

PROPERLY SEALED WITH UL APPROVED MATERIALS. ALL EXISTING DUCTWORK DESIGNATED TO
REMAIN AND PENETRATING FIRE RATED ASSEMBLIES SHALL BE SUPPLIED WITH FIRE DAMPERS.
3) ALL EXISTING WALLS WITHIN THE CONSTRUCTION AREAS THAT ARE TO REMAIN AND THAT ARE
PRESENTLY COVERED WITH WALL COVERING MUST BE STRIPPED AND SKIM COATED TO PROVIDE: A
SMOOTH, EVEN, AND LEVEL SURFACE. AFTER SKIM COATING, WALLS MUST BE RE -PRIMED AND
RECOVERED WITH FINISH PER CLIENTS FINISH SCHEDULE.
4) EXISTING WALLS, WHICH ARE NOT DEMCLSHED PER PLANS, MUST BE REFINISHED IF THEY DO
NOT MEET SPECIFICATIONS OF NEW WALLS. THIS REQUIRES AT MINIMUM:
a). ANY HOLES TO BE PATCHED.
b). ANY DAMAGED GYPSUM BOARD TO 8E REMOVED AND REPLACED.
c). ANY WALLS PREVIOUSLY ABUTTED BY DEMOLISHED WALLS SHALL BE REFINISHED BY
LAMINATING WITH NEW LAYER OF GYPSUM BOARD FROM CORNER TO CORNER; AS REQUIRED TO
OBTAIN A SMOOTH AND STRAIGHT FINISH WITHOUT BULGES OR PATCH MARKS. REMOVE AND
REPLACE DRYWALL WHERE FEASIBLE. APPLICATION OF A ONE -COAT PLASTER SYSTEM 15 AN
