RESOLUTION OF CITY OF SOUTH MIAMI, FLORIDA,
DENYING APPLICATION FOR VARIANCE AS TO OFF-
STREET PARKING REQUIREMENTS OF LOTS 16, 17,
BLOCK 7, TOWNSITE OF LARKINS, PB 2/105.
WHEREAS, LEONARD CASEY duly made application for a
variance• as to off-street parking requirements as to the
lands hereinafter described, and
WHEREAS, the Planning and Zoning Board of the City duly
held a public hearing on said application on the 29th day of
March, 1966, and thereafter recommends that the application
be denied, and
WHEREAS, the City Council, after considering said
recommendation, hearing of interested parties, finds that
waiving existing requirements as to off-street parking would
create traffic problems, and that regulations fail to constitute
a hardship;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF
CITY OF SOUTH MIAMI, FLORIDA:
That the application of Leonard Casey for variance. as to
off-street parking requirements as to the following described
lands:
Lots 16, 17 of Block 7, TOWNSITE OF LARKINS,
according to the Plat thereof as recorded in
Plat Book 2 at Page 105 of the Public Records
of Dade County, Florida,
is hereby DENIED.

Gentlemen:
We have made appliacation to building department for a permit to
enlarge our present building, as shown on attached plans. This
leaves us a few parking spots short, bases on the square footage
of the building including addition.
However the nature of our business is such that the customers do
not call on us for servicefwe call on them. Otit employees drive
our truck to the jobs from home and return the trucks to their
homes at the end of each day, they only come to the shop singlety
and only when they need parts.
We only have three people based in the building, and the need for
parking is only fractional in comparison to our building size.
There is no property in my vicinity that I have been able to
obtain.
The improvements we are making to this property, I feel will
enhance the overall appearance of this community both now and
in the future.
We will have an enclosed parking lot (fenced) that will at least
accomendate 5 or 6 cars without using the prescribe 10' X 20'
recomended, the lot size is 33.63 'X 44.95' and using a combination
of 90o and 45o angles also if we backed our oars into the lot we
could get more. (we had a dry run using our cars and small trucks. )
