Staff Analysis: Currently under review by the City of South Miami Building Department, the applicant will be remodeling the eastern portion of the building. This remodel consists of the creation of a new storage area for the day care center currently located in the building. Also being added will be a therapy room, conference room and one (1) office. Because of the remodel, the Miami-Dade Fire Department is requiring that an additional exterior door be installed on the building. Therefore, the applicant is proposing to install an additional exterior door on the south eastern side of the building, which will measure out to be 6'-8" high by 3'-0" wide. As shown on the attached Elevations, sheet A-2, there will be a new awning installed above the proposed door. However, because there were no plans submitted at this time, the installation of the awning will require a separate submission to the ERPB for review and approval. Also, it is important to note that the West Elevation on sheet A-2 is incorrectly labeled and must be corrected. Recommendation: Approval with the following conditions: 1. Approval Letter from the owner; 2. The new awning will require a separate application to the ERPB; 3. The labels on Elevations, sheet A-2 must be corrected to show the correct labels; 4.
