That any person, persons, firm, partnership or corporation violating any of the provisions of this ordinance shall, upon conviction, be punished by a fine not to exceed $500.00, or by imprisonment not to exceed six months, or by both such fine and imprisonment in the discretion of the Municipal Judge. A detailed look at the area in question revealed several items. 1. Present zoning of the area is a combination of C-2 and C-3 zones. 2. Land use of the area ranges from single family to intense commercial. 3. Both the proposed comprehensive plan prepared by this division and the land use plan adopted by the Lee Park Project Area Committee . identify the site as commercial. 4. The lots directly east of the subject property are zoned C-3. It is recommended.that the Planning Board approve this petition for the following reasons: 1. Intense commercial land use has been established in the area and thus set a precedent. 2. The continuation of the C-3 zoning pattern to this site is not felt to be detrimental to the area.
