A Resolution of the Mayor and City Commission for the City of South Miami,
Florida, opposing Comprehensive Development Master Plan Application
CDMP20220004 filed with the Miami-Dade County Department of Regulatory
and Economic Resources.
WHEREAS, the proposed amendment1 to the CDMP addresses approximately .7 acres of
land located approximately 140 feet south of the intersection of SW 56 th Street and SW 67 th
Avenue, with a street address of 5620 SW 67 AVE and legally described as Lot 10, Block 1, of
BEVERLY HILLS, according to the plat thereof as recorded in Plat Book 43, at Page 68, of the
Public Records of Miami-Dade County, Florida; and
WHEREAS, the requested amendment to the Comprehensive Development Master Plan
("CDMP") Future Land Use Map ("FLUM") would redesignate the property on the Land Use Map
from "Estate Density Residential" to "Business and Office"; and
WHEREAS, the Property is currently occupied by a single-family dwelling, and it abuts
other single-family dwellings to the south of it and across the street to the east of it; and
WHERAS, the proposed changes are opposed by the residents in the affected area; and
WHEREAS, the proposed change to Miami Dade's CDMP would lead to issues with
school safety, pedestrian safety, and traffic safety; and
WHEREAS, the application is an attempt to carry out an encroachment into a single
family neighborhood that has already failed at past hearings before the Board of Miami Dade
County Commissioners and was previously opposed by the City of South Miami.
NOW THEREFORE, BE IT RESOLVED BY THE MAYOR AND CITY COMMISSIONERS OF THE
CITY OF SOUTH MIAMI, FLORIDA:
Section 1. The foregoing recitals are hereby ratified and confirmed as being true and
they are incorporated into this resolution by reference as if set forth in full herein.
Section 2. The Mayor and Commission for the City of South Miami oppose
Comprehensive Development Master Plan Application CDMP20220004 filed with the Miami-
Dade County Department of Regulatory and Economic Resources and request that it be denied.
Section 3. Corrections. Conforming language or technical scrivener-type corrections
may be made by the City Attorney for any conforming amendments to be incorporated into the

Section 4. Instructions to the City Clerk. Th e City Cler k is instructed to forward a copy
of this resolution to:

Section 5. Severability. If any section c l ause, sentence, or p hrase of this resolution is for
any r eason he ld invalid or unconstitutional by a court of compete nt j urisdict ion, the ho lding will
n ot affect the val idity of the re m aini ng portions of this resolution.
Section 6. Effective Date . This resolution wi ll become effective immediately upon
enactment.
