We object to granting the variance which will allow a reduction
in 42 off-street parking spaces. Experience has shown that
serious parking problems develop in areas where inadequate off-
street parking is allowed for newly constructed facilities of
this type.

RESOLUTION OF CITY OF SOUTH MIAMI, FLORIDA,
DENYING APPLICATION FOR REZONING FROM C-3 TO
M-1 USAGE AND OFF-STREET PARKING REQUIREMENTS
AS TO LOTS 10 THROUGH 20 INCLUSIVE, BLOCK 10,
TOWNSITE OF LARKINS, PB 2/105 .
WHERE2-�S, GUS A CINTONZ, through his agent, HARVEY BERMAN,
duly made application for a variance as to off-street parking
requirements so as to permit the construction of two buildings
of 10,000 sq. ft. each with off-street parking facilities for
only 25 automobiles rather than the required 67 automobile.
parking spaces, and for rezoning from C-3 to M-1 usage as to
the lands hereinafter described, and
WHEREAS, the Planning and Zoning Board of the City duly
held a public hearing on said application on the 29th day of
June, 1965, and recommends that the application be denied, and
WHEREAS, after the hearing of interested parties , the City
Council finds that the existing off-street parking requirements
fail to constitute any unusual or undue hardship as to the
property and that the present zoning classification is reasonable
and just;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF
CITY OF SOUTH MIAMI, FLORIDA:
That the application of GUS A. CINTONZ, through his agent,
Harvey Herman for rezoning from C-3 to M-1 usage, and for a
variance as to off-street parking so as to permit two buildings
of 10, 000 sq. ft. each with only 25 parking spaces on the
following described property:

thereof, as recorded in Plat Book 2 at Page 105
of the Public Records of Dade County, Florida
