INSTRUCTIONS FOR ERPB APPLICANTS
SUBMISSION REQUIREMENTS AND GUIDELINES
NOTE: All construction and improvements visible from the public
right-of-way MUST be approved by the Environmental Review
and Preservation Board.
1. Each sheet of plans , for any improvement, costing $15,000 or
more (including: labor, materials and services) shall 'Dear
the date and the impress seal and signature of a licensed
Professional in accordance with State & County regulation.
2. All applications are reviewed for accuracy, completeness and
compliance with South Miami's -and Development Code. If a
problem is found with your application, you will be notified
as soon as possible. Problems that are not resolved before
the application deadline will result in the exclusion of the
application from t'z:e upcoming agenda.
3 . Neither applicants nor their representatives are REQUIRED to
attend the ERPB meeting. H!--,Wever, your chances of receiving
approval are much glea-er if someone is present at the meeting
who can answer questions abc-u_ the project and is authorized
to make correctio^.:-z and modiJ"ications to the plans. It is
recommended that architectE- and engineers represent their
projects in person.
4. APPROVAL FROM THE ERPB IS NOT AUTHORIZATION TO BEGIN
CONSTRUCTION. You °:.ust obta':n a valid building permit after
receiving approval from the :ERPB. Applications for building
permits for single family residential projects will be
processed and issued as soon as possible after ERPB approval.
All other permit applications must observe a fifteen (15) day
appeal period before they can be issued. In order to allow
the entire process to proceed as quickly as possible, submit
a COMPLETED BUILDING PERMIT APPLICATION when you apply to
appear before the ERPB. Those plans submitted without
complete building permit applications will be disposed of
sixty (60) days afl-er being reviewed by the ERPB.
�. Development orders shall not be issued by the City unless
public facilities and services which meet or exceed the level
of service standar:is established in the City's adopted
Comprehensive Plan are available concurrent with the impacts
of the development. PROOF OF ADEQUACY SHALL BE THE
RESPONSIBILITY OF YHE APPLICANT.
