STAFF ANALYSIS: The proposed new residence will be constructed on a vacant site, located at the above referenced address. The property is zoned RS-1 "Estate Residential". The applicant seeks preliminary approval for the construction of a two-story single-family residence. The site has a total net land area of 48,136 square feet, the proposed square footage under roof is 9,610 square feet with a building coverage of 20% and the proposed impervious coverage is 13,348 square feet (30%). The landscape plan indicates a lush variety from trees, palms, hedges and groundcover. Refer to Sheet LA-1 for a landscape legend. The site plan illustrates the lot width with a frontage of 157.251 feet, facing SW 67th Street. The lot extends to SW 681h Street with a distance of 304.8 feet deep, for exact site dimensions refer to survey. The driveway approach leads to the circular old chicago brick paved driveway. The driveway extends around the corner of the home to the three-car garage. The arched entrance leads to the focal point, the circular foyer of 18' in diameter and a grand staircase. Once inside, the cross axis view from the foyer extends beyond the estate, across the 47' foot long breezeway and guest house into the exterior garden and fountain. The spacious estate home includes a formal dining room and great room with view of the covered terrace and garden. The master bedroom suite is located in the east wing of the estate with a private garden. The west wing includes the kitchen with breakfast area, which overlooks the pool, the large pantry, wine cellar, laundry room and workshop adjacent to the garage. The covered breezeway connects the west wing to the closed terrace, maid's and guest's room. The second floor includes two complete bedrooms with bathroom and walk-in-closets. The proposed colors are Jaunty Yellow SW 1379 for the wall surfaces (body), and the accent color Walnut Creek SW 1343 (dark brown) for the Shutters of the house.
