Containing 48,907 square feet (1.12 acres) more or less. ANALYSIS The proposed waiver of plat creates 2 single-family building sites (previously one site) for the subject property. The two proposed lots at this location are consistent with the RS-1 zoning to the immediate north, south, east and west of such property. The area north of Hardee Drive (SW'64 ST) is zoned RS-3 "Low Density Residential;" south of SW 68 Street is zoned RS-2 "Semi-Estate Residential." The east side of Ludlam contains a Planned Unit Development-Residential (PUD-R) and west of SW 69 Avenue is Miami- Dade County. The proposed wavier of plat will result in two lots that are larger than required square footage on the Land Development Code for the RS-1 "Estate Residential" zoning district in the area. The request is consistent with both the city's land development regulations and the city's Comprehensive Plan.
