A Resolution relating to the review and approval of a Unity of Title
request, unifying property located at 6001 SW 64 (Lots 66 and 67,
Block 11, Franklin Subdivision, Plat Book 5, Page 34) as recorded in
the Public Records of Miami -Dade County.
WHEREAS, Arctic Summit Corp. submitted a request for unity of title to
combine the property located at 6001 SW 64 Street with a Folio #09-4025-010-0660
(LOTS 66 & 67, BLOCK 11, FRANKLIN SUBDIVISION, PB 5, PG 34, of the
Public records of Miami -Dade County, Florida); and
WHEREAS, the Unity of Title request is in relation to the future
redevelopment of the property into a single-family residence; and
WHEREAS, the Planning & Zoning Department reviewed the unity of title
request and finds it in compliance with the requirements of Section 20-5.16 of the
Land Development Code; and
WHEREAS, the unity of title must be approved by the City Commission and
approved by the City Attorney as to form and content, and shall then be recorded in
the public records of Miami -Dade County prior to the issuance of any building
permits.
NOW, THEREFORE, BE IT RESOLVED BY THE MAYOR AND
CITY COMMISSION OF THE CITY OF SOUTH MIAMI, FLORIDA:
Section 1: The City Commission hereby approves the attached Unity of Title
document for 6001 SW 64 Street: Folio #09-4025-010-0660:

A Resolution relating to the review and approval of a Unity of Title request, unifying property

BACKGROUND:
Arctic Summit Corporation is in the process of working with the City to develop a new single-
family residence on the vacant piece of land located at 6001 SW 64 Street. While reviewing the
property survey provided, it.was realized that while the property has only one (1) folio number
(09-4025-010-0660) the survey shows that the property consists of both lots 66 and 67 of block
11. Because a search through the historical records for the property did not reveal that a unity of
title was previously performed, it was recommended that the applicant submit one for review by
the City. Consequently, a Unity of Title must be approved by the City Commission and recorded
to combine the properties and allow the project to be developed.
ANALYSIS:
The applicant is proposing to combine the following properties:

20-5.16(A)(2) of the Land Development Code (LDC), which states that a Unity of Title shall be
required "whenever the building site consists of more than one lot or parcel and the main
building is located on one or more of the lots or parcels and the remaining lots or parcels
encompassing the building site are required to meet the minimum zoning requirements".
