I. CALL TO ORDER
Action: Mr. Trautman (Chair), called the meeting to order at 8:30 A.M.
II. PLEDGE OF ALLEGIANCE
Action: The Pledge of Allegiance was recited in unison.
III. ROLL CALL
Action: Mr. Trautman.performed roll call.
Board members present constituting a quorum: Mr. Bedell, Mr. Chandler, Mr. Balli and Mr.
Trautman. Board members absent: Mrs. Mark, Mr. Jude, Mr. Rivera and Mr. Fernandez.
City Staff present: Mr. Ricardo Soto- Lopez (Planning Director), Mr. Marcus Lightfoot (Permit

Mr. Trautman questioned if the column was part of the elevation to the north entrance. However,
the applicant was not present to respond.
The members briefly discussed the revision.
Motion: Mr. Trautman moved to approve the application as presented. Mr. Bedell seconded.

Applicants Present: Ms. Prieto
Mr. Balli questioned the space on the floor plan that says "Future use" and if it includes any
parking calculations or if that area will become an addition to the original plan in the future. Ms.
Resendiz responded that the applicant does not know as of this moment what she is going to do
with that area and staff has made her aware that she will have to meet any additional parking
requirements for the area.
Mr. Bedell questioned the stipulation of the street trees and if the applicant can comply. Ms.
Resendiz replied that as of this moment it is currently concrete and the past Planning Director
ruled that if she decides to add square footage she will have to bring that up to date.
Motion: Mr. Balli moved to approve the application as presented. Mr. Bedell seconded.

The intent of this correspondence is to inform you that the City of South Miami Environmental
Review and Preservation Board(ERPB)has approved your application.
The next step in the plan review process is to submit an application for building permit. Please
contact the Building Department at(305) 663-6358. The final approval from the ERPB shall lapse
after six (6) months if no permit is applied for. This requirement can be found in Section 20-
5.11(L), entitled Expiration,Land Development Code.
Please be advised that an appeal of an ERPB decision or recommendation may be filed with the
City Clerk at any time before a building permit is issued. Appeals may be submitted by the
applicant, interested citizens, or the city administration [Section 20-6.2 (A), City Land
Development Code].

APPLICANT'S REQUEST:
The applicant is requesting approval for the revision of the site plan that was previously
approved by the Environmental Review Preservation Board (ERPB) on September 5, 2006
(ERPB 06-057) for the construction of a New Single-Family Residence for the above referenced
location.
BACKGROUND:
Upon conducting the final zoning inspection for the newly constructed residence, it was found
that various aspects of the new single-family residence did not match the plans that were
approved by the ERPB. In order to rectify this issue, the applicant was instructed to submit
revisions to the plan for review by the ERPB.
ANALYSIS:
The revisions to the plan are as follows:
1. The decorative shutters that were approved by the ERPB were not installed on any of
the windows.
2. The windows on the right hand side of the south (rear) elevation have been revised.
3. A half moon window was added to the center entrance into the residence from the east
elevation.
4. The applicant has provided a revised As-Built Site Plan, showing the locations of all of
the landscaping for the property.
The property presently complies with all requirements stated within the Dimensional
Requirements for Single-Family Districts, Section 20-3.5(E) of the Land Development Code for
the RS-1 Zoning District. The set of plans held by the Building Department will be provided at
the time of the meeting so that the Board can compare the two sets of plans.
RECOMMENDATION: Approval with the following conditions:
1. Any recommendations and/or suggestions from the Board.
