Dominguez Location: 6706 SW 67th Avenue, South Miami Request: NEW CONSTRUCTION: Final STAFF ANALYSIS: Located on the RS-1 Estate Residential Single-Family zoning district, the subject property was presented to the ERPB twice on April and June of 2005 for new construction and building design. At such time the_ proposed design was deferred with explicit comments on design. The applicant was suggested to choose a style of architecture, Modern or Mediterranean, not to mix styles and to re-study the massive two-story entry.The window location, type, and size needed reconsideration as well, refer to the ERPB letter dated 4/2005 and the previously submitted elevations for comparison. At this time, the new proposed elevations have been revise, sheet A-3 and A-4. The two-story entry has achieved harmony with the three arches and a rounded top door and the roof is lower. In reference to the windows, there is much less glass since the window size has been reduced, which is no longer viewed as "a glass house" and a Modern style. The Mediterranean style is clear with Spanish tile roof, arches and keystone finishes on the columns and details. The west elevation indicates a blank wall, which is the back side of the three car garage, and it is balanced with the back wall of the terrace, which is a solid wall for privacy to the adjacent swimming pool area. The elevations are noted with the exterior paint colors and were acceptable by the Board, Sherwin Williams SW6373 "Harvester". RECOMMENDATION: Final Approval with the following conditions: 1. Applicant must apply for all the necessary permits, and 2. Any comments and/or suggestions from the Board.
