In February 1984, Our firm purchased the subject lot from
Dade County Housing and Urban Development with the purpose
of constructing a single family home on the site. The home
with an asking price of $49, 900 would provide homeownership
to a .local low to moderate income family. Unlimited Construc-
tion Management, Inc has now under construction 9 homes in
the vicinity of the subject property and has a long time goal
of providing quality housing to low and moderate income fami� •
lies who normally are priced out of the market due to high
cost. The lot now qualifies as a unbuildable lot. However,
after dedicating footage to the City, the lot is reduced to
45 ' , which under current requirements, is unbuildable. A
variance is needed to allow a home to be constructed on the
lot.
By granting the variance, not only will a home be made
available to a local family but an improvement to the comm-
unity will be witness as. well. Without the variance our firm
will suffer monetary loss by purchasing a unbuildable lot.
