The lot now qualifies as a unbuildable lot. However, after dedicating footage to the City, the lot is reduced to 45 ' , which under current requirements, is unbuildable. A variance is needed to allow a home to be constructed on the lot. By granting the variance, not only will a home be made available to a local family but an improvement to the comm- unity will be witness as. well.
