08-623-003GENERAL NOTES OCONTRACTOR SHALL COMPLY WITH THE LATEST EDITIONS OF ALL APPLICABLE BUILDING CODES AND SHALL FOLLOW ALL 1 REQUIREMENTS SET UP BY THE BUILDING MANAGEMENT AND THE CITY OF SOUTH MIAMI APPLICABLE BUILDING CODES: - AMERICANS WITH DISABILITIES ACT 2004 FLORIDA BUILDING CODE (FBC) - FLORIDA ACCESSIBILITY CODE (FBC CHAPTER 11) 2004 FLORIDA MECHANICAL CODE - 2001 FLORIDA FIRE PREVENTION CODE, INCLUDING: 2004 FLORIDA PLUMBING CODE NFPA 101, LIFE SAFETY CODE, FLORIDA 2005 EDITION 2003 NATIONAL ELECTRIC CODE, NFPA 70 NFPA 1, UNIFORM FIRE CODE, FLORIDA 2005 EDITION OCUPATIONAL SAFETY AND HEALTH ADMINISTRATION (OSHA) OCONTRACTOR IS TO BECOME FAMILIAR WITH ANY CONSTRUCTION RESTRICTIONS AND SHALL COORDINATE ALL SCHEDULING WITH BUILDING MANAGER PRIOR TO BEGINNING OF CONSTRUCTION. OCONTRACTOR SHALL BE RESPONSIBLE FOR ERECTING TEMPORARY BARRICADES OR WINDOW GRAPHICS DURING CONSTRUCTION UNTIL COMPLETION OF WORK IF REQUIRED. COORDINATE INSTALLATION WITHBUILDING MANAGEMENT. PROVIDE GRAPHICS FOR LANDLORD REVIEW & APPROVAL. OCITY OF SOUTH MIAMI REQUIREMENTS & MATERIAL CONTAINED IN THE FLORIDA BUILDING CODE LATEST EDITION REQUIREMENTS FOR PERMIT SHALL BECOME A PART OF THESE 4 DOCUMENTS. CONTRACTOR SHALL BECOME FAMILIAR WITH THESE REQUIREMENTS AND, WHERE REQUIRED, SHALL INCORPORATE PORTIONS OF THESE DOCUMENTS AS PART OF THE BASIC CONTRACT. OPRIOR TO CONSTRUCTION, CONTRACTOR SHALL FIELD VERIFY SITE DIMENSIONS. IF A DISCREPANCY EXISTS ON THE DRAWINGS, CONTRACTOR IS TO NOTIFY ARCHITECT BEFORE PROCEEDING WITH WORK. IF CONTRACTOR PROCEEDS WITHOUT NOTIFICATION TO ARCHITECT, CONTRACTOR SHALL BE RESPONSIBLE FOR MODIFICATION TO IMPROVEMENTS. OPRIOR TO INSTALLATION OF CEILING UTILITIES, IF A CONFLICT EXISTS, CONTRACTOR IS TO NOTIFY ARCHITECT OR ENGINEER FOR FIELD VERIFICATION PRIOR TO DEVIATION FROM 6 DESIGN INTENT. ANY CHANGES MADE BY THE GENERAL CONTRACTOR WHICH DEVIATE FROM THE CONSTRUCTION DOCUMENTS MUST BE REPORTED TO THE ARCHITECT OR ENGINEER OF RECORD. DO NOT SCALE THE DRAWINGSI THE CONTRACTOR SHALL VERIFY ALL DRAWING DIMENSIONS. SHOULD THERE BE ANY INCONSISTENCIES NOTIFY THE ARCHITECT. THE ARCHITECT DOES NOT HAVE CONTROL OR CHARGE OF, AND SHALL NOT BE HELD RESPONSIBLE FOR CONSTRUCTION MEANS, METHODS, TECHNIQUES, SEQUENCES AND PROCEDURES OR FOR SAFETY PRECAUTIONS OR PROGRAMS IN CONNECTION WITH THE WORK. COVER RETURN AIR OPENINGS BEFORE & DURING CONSTRUCTION. 11 MAINTAIN EXISTING FIRE RATINGS AT ALL DEMISING WALLS. 12 ALL CONSTRUCTION MATERIALS TO BE ASBESTOS FREE. 13 ALL WOOD BLOCKING SHALL BE KILN DRIED AND FIRE RETARDENT TREATED. 14 ALL CONTRACTORS WORK TO BE PERFORMED IN A FIRST CLASS WORKMAN LIKE MANNER, MATCHING & ALIGNING ALL SURFACES WHERE APPLICABLE TO AFFORD A FINISHED, NEAT APPEARANCE. CONTRACTOR SHALL CLEAN ALL SURFACES FREE OF DIRT AND REFUSE CAUSED BY DEBRIS FROM INSTALLATION TECHNIQUES OF THE TRADE. 15 CONTRACTOR TO REPAIR AND / OR REPLACE ANY LANDLORD PROPERTY DAMAGED DURING CONSTRUCTION. 16 DO NOT USE POWER ACTUATED ANCHORS IN PRE -CAST STRUCTURE. ANY ANCHORING TO STRUCTURE, ANY CEILING MOUNTED ITEMS WEIGHING OVER 2501b, AND ANY PENETRATIONS OF LANDLORD'S STRUCTURE TO BE COORDINATED WITH BUILDING MANAGEMENT & PRE -CAST MANUFACTURE. 17 CONTRACTOR IS TO COMPLY WITH ALL APPLICABLE LAWS CONCERNING HAZARDOUS MATERIALS. THE TENANT SHALL NOT PERMIT THE INSTALLATION OR USE OF ANY HAZARDOUS SUBSTANCES IN ANY COMPONENT DURING ITS TENANCY. THE TENANTS LEASE PREMISES MUST COMPLY W/ TITLE III OF THE AMERICAN'S WITH DISABILITIES ACT ACCESSIBILITY GUIDELINES. OTHE FOLLOWING MATERIALS SHALL BE LEFT AT THE JOB SITE. THEY SHALL BE TAKEN FROM THE SAME MATERIAL, LOT OR RUN USED TO CONSTRUCT AND FINISH THE PROJECT: 29 ONE FULL QUART OF EACH PAINT COLOR IN A CLEAN, TIGHTLY CLOSED CAN, AND CLEARLY MARKED. ONE CARTON OF RESTROOM AND FLOOR TILES ONE CARTON OF EACH TYPE OF ACOUSTICAL CEILING TILE. 30 PERFORM ALL WORK IN ACCORDANCE WITH ACCEPTABLE TRADE PRACTICE TO INSURE THE HIGHEST QUALITY FINISHED PRODUCT EXPRESSED, OR IMPLIED. ALL WORK TO BE PERFORMED BY SKILLED PERSONNEL IN ACCORDANCE WITH ESTABLISHED STANDARDS OF WORKMANSHIP IN EACH OF THE VARIOUS TRADES. 31 COORDINATE BLOCKING REQUIREMENTS WITH ADJACENT OR RELATED TRADES, ACCESSORIES, EQUIPMENT, AND FIXTURE INSTALLATION THAT REQUIRE BLOCKING AT NO ADDITIONAL COST TO THE CONTRACT. 32 G.C. TO PROVIDE SECURITY OF THE WORK, INCLUDING TOOLS AND UNINSTALLED MATERIALS. PROTECT THE WORK, STORED PRODUCTS, CONSTRUCTION EQUIPMENT AND OWNER'S PROPERTY FROM THEFT AND VANDALISM, AND FROM ENTRY BY UNAUTHORIZED PERSONNEL UNTIL FINAL ACCEPTANCE. 33 MAINTAIN A FULLY CHARGED FIRE EXTINGUISHER AT THE PROJECT SITE AT ALL TIMES. OGENERAL CONTRACTOR TO SUBMIT SHOP DRAWINGS, CUT SHEETS OR SAMPLES OF THE FOLLOWING FOR APPROVAL: 1. ALL LIGHT FIXTURES 2. A/C GRILLES - SEE MECHANICAL DRAWINGS 3.
