Lot 7, Block 2 of Townsite of Larkins Subdivision, according to the plat thereof as in Plat Book
2, at Page 105 of the public records of Miami-Dade county,Florida.
APPLICANT'S REQUEST:
The applicant is requesting preliminary approval for the building design of the proposed one-
story single-family residence.
BACKGROUND:
The applicant, Greater Miami Neighborhoods, is a non-profit low-income housing developer. In
cooperation with the South Miami Community Redevelopment Agency (SMCRA)the applicant
is undertaking to construct two single-family dwellings as part of the SMCRA's single-family
housing program. The building lots were acquired by the SMCRA for redevelopment, and the
applicant has been selected to participate based on their successful results in other parts of
Miami-Dade County.
STAFF ANALYSIS:
The proposed new residence will be constructed at the above referenced address. The vacant
property is zoned RS-4 "Single-Family Residential." The proposed single-story. residence
consists of a living, dining and a family room accessible to the kitchen with a large counter. The
home includes three bedrooms and two baths.
The site has a total net land area of 6,900 square feet and the lot fronts SW 66 Street. The lot is
nonconforming with a 50'-0" wide lot front.in lieu of the current 60'-0" minimum frontage. The
proposed square footage .under roof is 16,10 square feet with a building coverage of 23 %. The

LANDSCAPING:
Pursuant to Section 20-4.5 of the LDC, a minimum of three trees per lot are required, additional
replacement trees may be required if existing trees are to be removed. One out the three new
trees must be a native species as per Miami-Dade County.
At this time, the applicant seeks preliminary approval of the building design, exterior paint color
and materials from the ERPB. The landscaping plan will be presented at the final meeting, this
will allow the permitting process to continue without delay. For final review the applicant will
incorporate any of the comments from the Board.
The request is consistent with the Land Development Code.
RECOMMENDATION: Preliminary Approval,with the following conditions:
1) the applicant shall incorporate all conditions established by ERPB at preliminary approval prior
to final review.
2) The applicant shall provide a landscape plan with a minimum of three trees.
